PARCEL A:
A tract of land situated in Lots 11, 12, 13, 14, 15 and 20 of Section 28 and in W1/2 NE1/4 and in
Lots 3, 4, 6, and 11 and all of Lot 12 of Section 33, all in Township 7 South, Range 88 West of
the 6th Principal Meridian, Garfield County, Colorado and being more particularly described as
follows:
Beginning at a point in the center of the Crystal River on the Northerly boundary line of Lot 12
of said Section 28, said point also being the Northeast Corner of a tract of land described in Book
501 at Page 764 of the records of the Garfield County, Colorado Clerk and Recorder, whence a
Bureau of Land Management aluminum cap found in place and properly marked for the W1/4
corner of said Section 28 bears West 251.00 feet; thence East 300.76 feet along the Northerly
boundary line of Lot 12 of said Section 28 to the Northeast Corner of said Lot 12; thence South
119.33 feet along the Easterly boundary line of said Lot 12 to a point in the center of the Roaring
Fork River; thence along the center line of the Roaring Fork River on the following four courses:

74°30' E 385.00 feet to a point on the Westerly right-of-way line of Garfield County Road No.

W 54.70 feet; thence 237.17 feet along the arc of a 369.57 foot radius curve to the left, the chord

A parcel of land situated in the northeast quarter of Section 33, Township 7 South, Range 88
West of the Sixth Principal Meridian. Said parcel of land is more fully described as follows:
Beginning at a point on the westerly right of way line of State Highway No. 133 whence the
street center monument located at the intersection of 8th Street and Main Street in the Town of
Carbondale, Colorado bears S 40°35'53" E 2624.83 feet; thence S 88°46'49" W 149.65 feet;
thence S 53°41'02" W 439.36 feet; thence N 00°33'01" E 2460.09 feet; thence S 33°07'17" E
600.34 feet; thence N 88°46'49" E 137.29 feet to a point on the southwesterly right of way line of
State Highway No. 133; thence S 01°13'11" E along the westerly right of way line of State
Highway No. 133, 228.87 feet; thence following the westerly right of way line of State Highway
No. 133, 375.33 feet along the arc of a curve to the left having a radius of 5695.9 feet, the chord
of which bears S 03°06'26" E 375.26 feet to the point of beginning All bearings contained
herein are relative to a bearing of N 89°57'00" W in the centerline of Main Street in Carbondale,
Colorado.
PARCEL C:
A parcel of land situated in the East half of Section 33, Township 7 South, Range 88 West of the
Sixth Principal Meridian. Said parcel of land is more fully described as follows:
Beginning at a point on the southerly right of way line of Garfield County Road No. 106 whence
the street center monument located at the intersection of 8th Street and Main Street in the Town
of Carbondale, Colorado bears S 85°28'10" E 2233.91 feet; thence N 89°24'58" W, along the
southerly right of way line of Garfield County Road No. 106, 682.71 feet; thence N 54°39'00" W
along the southwesterly right of way line of Garfield County Road No. 106, 220.47 feet; thence
N 23°30'00" W along the southwesterly right of way line of Garfield County Road No. 106,
366.16 feet; thence S 89°24'58" E 1013.25 feet; thence S 00°35'02" W 460.00 feet to the point of
beginning. All bearings contained herein are relative to a bearing of N 89°57'00" W in the
centerline of Main Street, Carbondale, Colorado.
