Legal Description of CRMSLEGAL DESCRIPTION PARCEL A: A tract of land situated in Lots 11, 12, 13, 14, 15 and 20 of Section 28 and in W1/2 NE1/4 and in Lots 3, 4, 6, and 11 and all of Lot 12 of Section 33, all in Township 7 South, Range 88 West of the 6th Principal Meridian, Garfield County, Colorado and being more particularly described as follows: Beginning at a point in the center of the Crystal River on the Northerly boundary line of Lot 12 of said Section 28, said point also being the Northeast Corner of a tract of land described in Book 501 at Page 764 of the records of the Garfield County, Colorado Clerk and Recorder, whence a Bureau of Land Management aluminum cap found in place and properly marked for the W1/4 corner of said Section 28 bears West 251.00 feet; Said parcel of land is more fully described as follows: Beginning at a point on the southerly right of way line of Garfield County Road No. 106 whence the street center monument located at the intersection of 8th Street and Main Street in the Town of Carbondale, Colorado bears S 85°28'10" E 2233.91 feet; thence N 89°24'58" W, along the southerly right of way line of Garfield County Road No. 106, 682.71 feet; thence N 54°39'00" W along the southwesterly right of way line of Garfield County Road No. 106, 220.47 feet; thence N 23°30'00" W along the southwesterly right of way line of Garfield County Road No. 106, 366.16 feet; thence S 89°24'58" E 1013.25 feet; thence S 00°35'02" W 460.00 feet to the point of beginning.
