Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. At your request we have designed the complete foundation including the retaining wall based on the Metal building plans by B & C Steel, dated September 30, 2003, job number 2837, provided by you. We based the design on the following loads and assumptions: Active earth pressure 45 pcf equivalent fluid pressure Passive earth pressure 350 pcf equivalent fluid pressure Coefficient of friction for sliding 0.40 Maximum soil bearing pressure 1500 psf Minimum frost cover 36" Soil Density 110 pcf Height of wall 8' maximum Ground Water A foundation drain shall be provided Wind, snow, seismic load,,,n connections and frame reactions As stated on plans by B & C Steel t G, qO SW - W va . We must be notified if there are any changes to these assumptions so that we may revise the design accordingly. A qualified geotechnical engineer shall observe excavation and soil bearing conditions prior to the forming and placing of concrete. Attached is a sketch of the foundation and the sections for the construction of the foundation. Concrete shall reach a minimum compressive strength of 3000 psi in 28 days. All exterior concrete shall have a minimum of 5% entrained air. Reinforcing shall be in conformance with ASTM A615, Grade 60. All reinforcing shall be secured in place prior to concrete placement. Horizontal reinforcing in walls and footings shall be made continuous around corners by "L" bars, or by shop bending. Lap splices shall be a minimum of 36 bar diameters. Reinforcement shall be made continuous through wall construction joints and steps. The retaining wall shall not be backfilled for minimum of 7 days or until the concrete has attained the minimum compressive strength of 3000 psi as determined by laboratory testing. All anchor bolts shall be in accordance with ASTM A307.
