3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-
absorbent kitchen floor coverings, counter tops and finished walls, ready for stove and
refrigerator, all necessary plumbing; t' ',ti : ;
4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running
water, non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps niust have handrails, guard rails on

6. Outside grading done to where water will detour away from the building;

MOVED BUILDINGS
In order to understand the scope of the work intended under a permit application and expedite the
issuance of a permit it is important that complete information be provided. Adequate and complete
information will prevent delays in the plan review process. Reviewing a plan and the discovery that
required information has not been provided by the applicant may result in the delay of the permit
issuance and in proceeding with building construction. The owner or contractor may be required to
provide this information before the plan review may proceed. This causes delays because other plans
that are in line for review may be given attention before the new information may be reviewed after
it has been provided to the Building Department.
Please review this document to determine if you have enough information to design your
project and provide adequate information to facilitate a plan review. If you do not, it may be
helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code".
This book is available to you through this department at our cost. Also, please consider using
a design professional for assistance in your design and a construction professional for
construction of your project.
To provide for a more understandable plan in order to determine compliance with the building,
plumbing and mechanical codes, applicants are requested to review the following checklist prior to
and during design. Applicants are required to indicate appropriately and to submit the
completed checklist at time of application for a permit.

Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and
drawn to scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line.
A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar,
anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -
rap, (which is required), siding or any approved building material.
A window schedule. A door schedule.
A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square
foot up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B, windload of 15 pounds
per square foot, and a 36 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or
your plans will be returned.
All plans submitted must be incompliance with the 1997 UBC, UMC and 1997 UPC.
1. Is a site plan included that identifies the location of the proposed structure or addition and
distances to the property lines from each corner of the proposed structure(s) prepared by a
licensed surveyor and has the surveyors signature and professional stamp on the drawing?
Properties with slopes of 30% or greater must be shown on the site plan. NOTE: 106.3.1
(7.) Any site plan for the placement of any portion of a structure within 50 ft. of a
property line and not within a previously surveyed building envelope on a subdivision
final plat shall be prepared by a licensed surveyor and have the surveyors signature and
professional stamp on the drawing. Any structure to be built within a building envelope
of a lot shown on a recorded subdivision plat, shall include a copy of the building
envelope as it is shown on the final plat with the proposed structure located within the
envelope.

at the request of the Building Official prior to beginning the plan review process. Delays in issuing
the permit are to be expected. Work may not proceed without the issuance of a permit. If it is
determined by the Building Official that additional information is necessary to review the application

Subject. Observation of Excavation, Pr wised Residence, 7/10 Mile South of
UNA Road on Spring Creek Road (County Road 304), West of
Parachute, Garfield County, Colorado.
Dear Mr. Schreiner:
As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. observed the
excavation at the subject site on October 20. 2003 to evaluate the soils exposed for
foundation support. The findings of our observations and recommendations for the
foundation design are presented in this report. The services were performed in
accordance with our agreement for geotechnical engineering services to Schreiner &
Associates, dated October 17, 2003.
The proposed residence will consist of a single story wood frame structure with an
attached garage. Ground floor will be structural over a crawlspace for the residence
and slab -on -grade in the garage.
At the time of our visit to the site, the foundation excavation hail been cut in one level
from 11/ to 41/2 feet below the adjacent ground surface. The soils exposed in the
bottom of the cacavation consisted of sandy silt and clay. The soils in the bottom of
the excavation were loose from the excavating equipment. Results of swell -
consolidation testing performed bn a sample of the silt taken from the site. shown on
Figure 1, indicate the soils have low compressibility under existing moisture conditions
and light loading and a low collapse potential (settlement under constant load) when
wetted. The sample showed high compressibility upon increased loading after wetting.
The laboratory test results are summarized on Table 1. No free water was encountered
itt the excavation anti the soils were slightly moist.
Considering the conditions exposed in the excavation and the nature of the pmpnsed
construction, spread footings placed on the undisturbed natural soil designed for an
allowable soil bearing pressure of 1,000 psf can be used for support of the proposed
residence with a risk of settlement is the hearing soils become wetted. The amount of
settlement would depend on the depth and extent of subsurface wetting and could be 1
to 2 inches or more. Footings should be a minimum width of 20 inches for continuous

walls and 2 feet for columns. Loosc and disturbed soils in footing areas should be
removed and the bearing level extended down to the undisturbed natural soils. The
exposed subgrade should he moistened conditioned to near optimum and compacted
prior to forming footings and placing concrete. Exterior footings should be provided
with adequate soil cover above their bearing elevations for frost protection. Continuous
foundation walls should be reinforced top and bottom to span local anomalies such as
by assuming an unsupported length of at least 12 feet. Foundation walls acting as
retaining structures should be designed to resist a lateral earth pressure based on an
equivalent fluid unit weight of at least 50 pcf for on-site soil, excluding vegetation,
topsoil or oversized rock. as backfill. Structural fill placed within floor slab areas can
consist of the on-site soils compacted to at least 95% of standard Proctor density at a
moisture content near optimum. Backfill placed around! the structure should be
compacted and the surface graded to prevent ponding within at least 10 feet of the
building.
The recommendations submitted in this letter are based on our observation of the soils
exposed within the foundation excavation and do not include subsurface exploration to
evaluate the subsurface conditions within the loaded depth of foundation influence.
This study is based on the assumption that soils beneath the footings have equal or
better support than those exposed. The risk of foundation movement may be greater
than indicated in this report because of possible variations in the subsurface conditions.
In order to ievcal the uatute and client of vaiiatiotu in the submit face conditions below
the excavation. drilling would be required. It is possible the data obtained by
subsurface exploration could change the recommendations contained in this letter
