Dear Jess, Wally, Kristin,
Please accept this letter as notice of Conditional Approval of this project's Final Design Review
based on the documents you have submitted to the Stirling Ranch Design Review Board.
These documents will be archived for future reference. On the following pages, please find a
notated Checklist document regarding the submitted documents. This approval is conditioned
on addressing the following items prior to DRB's issuance of DRB Certificate of Compliance:
1. Landscape Architect to confirm for DRB (via letter or email) that proposed Bigtooth
Maple and other proposed shrubs and seed mix (that are not listed on DRB's recommended
species list) are appropriate for Stirling Ranch and for this site.
2. Prior to septic system construction, submit engineered design and system size
according to information that will be provided through Garfield County building permit process.
3. DRB has requested that trees be strategically located and sized to help obscure the
north elevation of the house; this tree placement process should occur during or after
construction framing phase. While drawing L-01 indicates two Ponderosa Pines at 12' height
and 2" min. caliper, please note that the DRB may require 24"+ root ball box size trees that are
larger than the typical 2" caliper trees that are required for new construction.
With this conditional approval, please address the above items on a timely basis and notify the
DRB of any changes to the proposed construction schedule. Please notify the DRB (1) when
start of construction is imminent, (2) when poured foundations are available for review of
compliance with approved design, (3) when building has achieved dry -in and is available for
review of compliance with approved design, and (4) prior to securing a Certificate of
Occupancy so that DRB may review and issue a Certificate of Compliance.
