On befalf of Cattle Creek Ranch Joint Venture I submit this letter to request
a twelve month extension of the Cattle Creek Ranch Planned Unit Development
Zoning as setforth in Resolution No. 83-27. Despite the lack -luster character
of the market for the last several years the owners committment to the
development of the Ranch has been evidenced by continued extensive capital
improvements on the property. Prior to the date of the above resolution
improvements included the following:
1. Construction of the main development road to subgrade including
revegetation.
2. Drilling of the initial well to service the domestic water
requirements of the development.
3. Installation of the main domestic water line through the core of
the development area.
4. Renovation of the ranch house and barns.
5. Erection of a new box stall barn.
6. Construction of extensive wood plank fencing.
These activities were accompanied by considerable soft costs in design and
legal services to achieve the water augmentation plan and the previous final
plat. Subsequent to the above resolution the following efforts have been
completed at the ranch:
Design:
1. Design Program and Design Guidelines for a major equestrian
facility.
2. Corps of Engineers 404 Permit for flood control improvements.
3. 4'x5' model of the ranch site.

Capital Improvements:
1. Entrance Gatehouse, fencing, sign and curb.
2. 24'x 60" Equipment Barn.
3. Flood control improvements and revegetation.
4. Concrete bridge over creek at equestrian area.
5. Gravel on drives and parking at equestrian area.
I would request your assistance in bringing this extension request before the
Board of County Commissioners as soon as possible. I am available at your
direction to meet with the Commissioners. Please call if you require any any
additional information.
