DESCRIPTION OF THE PROPOSAL Tom Heuer, the owner of Lots 3 and 4, requests approval to adjust the platted lot line between lots 3 and 4. The plat and sketch plan illustration below shows the old lot line and the proposed amended lot line. STAFF COMMENTS / CONCERNS Staff finds that Amended Plat for Lots 3 and 4 has been reviewed for area and lot line adjustment with no adverse affect in terms of configuration, building envelope and easement dedications. III. AUTHORITY The proposed subdivision is regulated by County through the following sections of the 2008 County Land Use Code: Article V, Section 5-306 Amended Subdivision Final or Exemption Plat: An amendment may be made to a recorded Final Plat or Exemption Plat if such amendment does not increase the number of subdivision lots or Exemption Lots or result in a major relocation of a road or add one or more new roads. Article V, Section 5-306, B., 1. Administrative Review Process: An Amended Final Plat or an Amended Exemption Plat which modifies lot lines or easements affecting not more than two (2) adjacent Tots or Exemption Lots or a single building envelope shall be subject to the Administrative Review Process. Article VII, Section 7-402 Subdivision Lots: All lots in any subdivision shall conform to the following standards: A. Developable Lots. B. Lots Conform to Code C. Lots Have Access to Public Roadways D. Side Lot Line Alignment E. Lot Configuration: Cul -de -Sac F. Lot division by Boundaries, Roads or Easements Prohibited G. Nonconforming Lots Prohibited H. Multi -Unit Development Prohibited on a Single Parcel of Land IV. STAFF RECOMMENDATION The Staff finds that the proposal to adjust the lot line between lots 3 and 4 does not conflict with the provisions of the County Land Use Code. Staff recommends that the Board of County Commissioners approve this amended plat request without conditions.
