Glenwood Springs, Colorado 81601-9068 Phone (970) 945-9737 Cell (970) 948-0973 zco RD& April 14, 2003 Re: Lot 10, Screen Residence, Sunlight View II Subdivision, Geotechnical Evaluation Paul: As requested, we have reviewed the "Preliminary Geotechnical Study, Sunlight View Phase II, 4 -Mile Road, Garfield County, Colorado" report dated January 31, 2000 prepared by HP Geotech for Mr. Bill Zihtt. This review was conducted to assess the approach to foundation design and construction of the residence anticipated for Lot 10. The geotechnical report indicates that a fine-grained soil exists from the surface to depths that range from 31A - ft to greater than 8 -ft. Coarse, boulder laden alluvial deposits underlie the surficial soils, An allowable foundation bearing capacity of 3,000 to 4,000 psf was recommended for the alluvium. The surficial soils exhibit a low to moderate swell and/or a slight compressive potential upon loading and wetting, therefore, the report recommends an allowable bearing pressure of 1,500 to 3,000 psf (compressive) and a minimum dead load pressure of 800 to 1,000 psf to accommodate for swell. Therefore, HP Geotech recommends that an "evaluation of the bearing conditions be made for the individual buildings when their location, grading and loadings have been determined". Observation of the excavation was conducted on 4/3/03 in your presence. The excavation for the entire structure terminated in the upper surficial soils. As discussed, due to the potential variability of the surficial soils to swell and/or consolidate under loading and wetting, the Architect (Paul Whistler) and Structural Engineer (Harry Cole) were advised to design the foundation system in accordance with the criteria referenced above. Based upon discussions with the Structural Engineer, the foundation has been designed for an allowable footing pressure of 1,000 psf or less. Since the design may have deadloads that are lower then the minimum deadload recommended by HP Geotech, soil samples of the foundation materials were obtained for testing. Three (3) samples were obtained from the site on 4/6/03 and submitted to HP Geotech for swell/consolidation testing. See the attached figures for the sample location as well as the results of the testing. In general, the soils exhibit a low to moderate potential for swell upon wetting. As discussed, the light foundation loads will be exceptable, however, precautions must be considered during contraction to avoid wetting of the foundation soils over the life of the structure. Therefore, a perimeter drainage system to control subsurface wetting of the foundation soils should be integral with the foundation design. The drainage system should incorporate the 6 -mil vapor barrier, place and slope the drain invert below the foundation level and exit the drain at least 15 -ft from the nearest foundation. A gravel material should be placed over the drain pipe for a minimum thickness of 6 -inches above and adjacent to the footer. The remainder of the foundation wall should be backfilled with native material conditioned to above optimum moisture content and compacted to 95% of Standard Proctor (ASTM D698), this fill should continue to within 6 -inches of the final ground surface. All fill should be compacted and the surface sloped to drain away from the structure. The interior crawl space areas should be plumbed into the perimeter drainage system in the event that interior plumbing should leak. In addition, a minimum of 6 -inches of select fill (3/4" crushed rock) should be placed under the slab to distribute the vehicle Ioading and provide drainage. This investigation and report has been conducted and prepared in accordance with generally accepted geotechnical engineering principles and practices. No warranty due to the variability in soil conditions is either expressed or implied. The conclusions and recommendations submitted here are based upon the observation of the excavations, laboratory data, and experience in the area.
