CERTIFICATE OF DEDICATION AND OWNERSHIP:
KNOW ALL MEN BY THESE PRESENTS:
Lewis R. and Jacquelyn Thompson, being owners in fee simple of that real property situated in the County of Garfield, State of Colorado,
and being located in Section 3, Township 8 South, Range 88 West of the 6th PM as shown on the accompanying plat, said real property
being more particularly described as follows:
A parcel of land being Lot 2 of the Subdivision Exemption Plat of the TLCCO Property prepared by Schmueser Gordon Meyer signed April
2008 and recorded as Reception No. 746205 being more particularly described as follows:
Beginning at a point on the westerly boundary of Triangle Park as depicted on the River Valley Ranch, Phase 1 Final Plat recorded as
Reception Number 498928 in the office of the Garfield County Clerk and Recorder whence the North Quarter of Section 3, T8S, R88W of
the 6th P.M. bears N 33°26'07" E a distance of 951.87; thence S 00°25'17" W along said westerly boundary a distance of 534.30 feet to a
point on the northerly boundary of said Triangle Park ; thence N 55°26'08" W along said northerly boundary a distance of 271.36 feet to a
point on the easterly boundary of Lot 1 of said TLCCO Property;
thence the following 2 courses along the boundary of said Lot 1 of the TLCCO Property:
1. N 00°29'53" E a distance of 382.00;
2. S 89°34'43' E a distance of 224.08 feet to the point of beginning;
the described parcel of land contains 2.359 acres more or less.
That said owner has caused said property to be laid out and platted as in the name BOX T SUBDIVISION EXEMPTION PLAT and is subject to
the easements, reservations and other matters shown hereon.
