D. Statement assessing the impact of the proposed subdivision on lakes, streams and topography of
the site.
The deveropment is intended to remain rural in nature. Hermer Gulch runs through the property and is
the only waterway that may be directly uiit",.a by the project. Last Chance Ditch does run through
the property but is not anticipated to be affected. nouoiiae ditches will be implemented to mitigate
storm runoff. A copy of the FEMA Flood Insurance Rate Map for the area has been attached. This
map indicates that the property is rocated in a speciat Flood HazardArea which is 'inundated by types
of 100-yr shallow flooding where depths are between 1.0 and 3'0 feet" ',but no flood hazard factors
