Eis 2113 Road 117 Glenwood Springs, CO 81611 Re: Proposed Garage at 2113 Road 117 Garfield County Dear Randy: As you requested, I have reviewed your construction plans for a proposed new garage at your residence on Four Mile Road. specifically with regard to the garage door header beam. My recommendations are provided herein. The plan size of the single level structure is 17'-0" by 22'-0", with 2x4 stud walls supported by a thickened -edge slab. "Salt box" shaped manufactured roof trusses will span in the 22 foot direction, spaced at 24 inches on center (o.c.). The building will essentially be a three -sided box, with the 17 foot front wall open for the 16 foot wide garage door. Design snow loads are 40 pounds per square foot (psf), and the combined dead loads for the top and bottom chords were assumed to be 20 ps£ The garage header beam should be comprised of three (3) 11-718 inch deep by 1-314" thick laminated veneer lumber (LVL) boards. The LVL minimum material properties should be Pb -2600 psi, Fv-285 psi and E=1,800,000 psi. The plys should be attached to one another with 2 rows of 16d nails spaced at 12" o.c. on each exterior face. The beam should be supported by two (2) 2x6 trimmer studs at each end. It would normally be advisable to increase the footing size to 2 foot square under each column reaction to reduce the risk of settlement at those concentrated load areas, but a specific recommendation is not appropriate without geotechnical information. However, it is recommended to provide hold-down connections between 1) the header beam and the column and 2) between the column and concrete to resist wind uplift forces of approximately 430 pounds. Standard light -gauge metal connectors may be used. Because of the three -sided box configuration, rotations may occur under wind or earthquake conditions. The UBC allows for such construction per section 2315.1 with certain limitations. Due to the generally unoccupied use of the building and lack of brittle finish materials, 1 believe this structure will behave satisfactorily under lateral loads if the walls are fully covered with plywood siding with all edges blocked and nailed with 8d at 5 inches c.c. (12" field nailing), and solid timber blocking; installed between all wall plates and the underside of the roof sheathing, It is also important to provide 'tailing (8d at 6"o.e.) directly between the roof sheathing and blocking.
