A review of the plans for The Flight Department, Inc.
Hanger/Office Remodel/Addition for conformance to 1997 UBC
requirements was performed at a level customary to the trade.
Except for the "red --lined" notes on the plans and Conditions of
Permit, which are expected to be field enforced, and the Plan
Review Correction List which should be resolved prior to
issuance of the permit or the appropriate phase of construction,
as approved by the Building Official, by the project architect,
general UBC code compliance was found for the

The structural plans for the foyer addition were no
provided. The office remodel is an interior finish of an
existing building built under a building permit # /?0).-3 , 1999.
The remodeled floor plans and partial elevations are stamped by
an architect licensed in the state of Colorado. Cadcode did not
review the plans for structural compliance of the existing
building as they were approved under a previous pexluit. Cadcode
did request structural plans for the foyer addition be provided
in the Plan Review Correction List. The Building Official
should be aware structural reviews performed by Cadcode are not
performed by an engineer or architect licensed in the State of
Colorado. See the Plan Review Correction List, Conditions List,
and the Building Department copy of the redlined plans for
structural detail comments made by Cadcode.
Plans were not checked for UPC and UMC compliance although
notes calling for general compliance with these codes are
included.
Attached are the Plan Review Correction List, Conditions
of Permit, and redlined plans so that the permit can be issued
upon resolution of the Plan Review Correction List.

Plans to be included for a Building Permit must be on draft paper at least 18"x 24"" and drawn to
scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony steps, hand rails and guard rails, windows and doors, including the finish grade
line. A section showing in detail, from the bottom of the footing to the top of the roof, including
re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation,
sheeting, house -rap, (which is required), siding or any approved building material.
A window schedule. A door schedule.
A floor framing plan, a roofing framing plan, roof must be designed to withstand a 40 pound per
square foot, up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B, windload of
15 pounds per square foot and a 36 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or
your plans will be returned.
All plans submitted must be incompliance with the 1997 UBC, UMC and 1997 UPC.
Applicants are required to indicate appropriately and to submit completed checklist at
time of application for a permit:
1. Is a site plan included that identifies the location of the proposed structure, additions or
other buildings, setback easements, and utility easements showing distances to the
property lines from each corner of the proposed structure prepared by a licensed surveyor
and has the surveyors signature and professional stamp on the drawing? Slopes of 30%
or moren properties must be show on site plan.

for inspections will delay your inspection one (1) day. Inspections are to be called in
to 384-5003.

three addresses exit requirements. I believe that the exit arrangement shown on the proposed plans
meets code requirements in that it complies with Sec. 1004.2.2, exception_ 5. This paragraph provides for

Section 1004.2. For the purposes of Section 10042, the term "exit -
access doorway" shall mean the point of entry to one portion of the
building or structure from another along the path of exit travel. An
exit -access doorway occurs where access to all exits is not direct
(see Section 1004.2.3). An exit -access doorway does not necessar-
ily include a door. When a detailed requirement specifies an "exit -
access door," however, then a door shall be included as a portion of
the doorway.
1004.2.2 Travel through intervening rooms. The required access
to exits from any portion of a building shall be directly from the
space under consideration to an exit or to a. corridor that provides
direct access to an exit. Exit access shall not he interrupted by inter-
vening rooms.
EXCEPTIONS: 1. Access roera ts may occur through foyers, lobbies
and reception rooms.
2, Where access toonly one exit is required from a spaceunder consid-
eration, exit access may occur through an adjoi ring or iotervening roots,
which in turn provides direct access to an exit or to a corridor that pro-
vides direct access to an exit.
3. Rooms with a cumulative occupant load of Less than 10 may access
exits through more than one intervening room.
4. Where access to more than one exit is required from a space under
cons ideration, such spaces may access one required exit through an
adjoining or intervening room, which in tumptovides directaecess to an
exit or to a corridor that provides direct access to an exit. All other
required access to exile shall be direeily from the space under consider-
ation 10 an exit or to a corridor That provides direct access lo an exit.
5.1n a one- or two-story building classified as a Group F, Group S or
Group HF Divisions'Dcatpaney,oftices and similar administrative areas
may have access to two required exits Through an adjoining or interven-
ing room, which in tura provides dhect access to an exit or to a corridor
that provides direct access to an exit, ifthc building is equipped with an
automatic sprinkler system throughout and is provided with smoke and
heat ventilation as specified in Section 906. Such areas shall not exceed
25 percent, of the flour area of the major use.

1004.2.3 Access to exits.
1004.2.3.1 General. Exits shall be provided, from each, building
level. Additionally, access to such exits shall be provided from all
occupied areas within building levels. The maximum number of
exits required from any story, basement or individual space shalt be
maintained until arrival at grade or the public way.
1004.2.3.2 From individual floors, For the purposes of Section
1004.2, floors, stories, occupied roofs and similar designations of
building levels other than basements and mezzanines shall be con-
sidered synonymous.
Every occupant on the first story shall have access to not less than
one exit and not less than two exits when required by Table 10-A.
Every occupant in basements and on stories othertban the first -story
shall have access to not less than two exits.
EXCEPTIONS: 1. Seco/Iii stories having an occupant load less than
10 may be provided with access to ority one exit.
