February 8, 1988 Mr. Bill Beeman 44881 Highway 6 Rifle, Colorado 81650 „rat rrl anal F RE: Proposed Office Building Located at 44881 Highway 6 Dear Bill: 1512 Grand Avenue, Suite 212 Glenwood Springs, Colorado 81601 (303) 945-1004 CONSULTING ENGINEERS 4 SURVEYORS/ Per your request on February 4, 1988, I am submitting a report regard- ing the general condition of the above-mentioned building. This report will list the observations made during the field investigation per- formed on February 5, 1988. The report is based upon the cursory review of the structure and should not be construed as a detailed structural analysis. The building you intend to use as your office and showroom was con- structed of two different pre -manufactured metal buildings. The larger of the two buildings was a "Cackler" pre -manufactured building with dimensions of roughly 65 feet wide by 100 feet long. The 100 foot direction is along the north -south line with the 65 foot direction being perpendicular. The rigid frames in the larger building are constructed of open web steel joists spanning the 65 -foot direction. These open web steel joists are spaced at 12-1/2 foot intervals throughout the 100 foot length. The garage door located at the north end of the building is 12 feet wide and approximately 14 feet in height. The large building is founded upon 12 -inch diameter caissons for pedestals at each rigid frame location. Also, along the north and south end walls, a ten -inch wall is located. The depth of foundation under either building cannot be be determined from this cursory review. The other building is a "Metallic" brand pre-engineered steel building. This building is approximately 45 feet wide by FO feet long. The rigid frames in this building are spaced at 20 feet. An 8" concrete pedestal wall for a foundation supports the framing. A new slab has been con- structed throughout this building. The 60 -foot direction lays east - west with the 45 -foot direction running north -south. The smaller building is a newer building with a metal roof and is cm- pletely insulated. The lamer building has a roof structure of 2 x 12's spanning between the rigid frames spaced upon 24" centers. Upon these 2 x 12"'s, a 1" decking material has been used topped by asphalt shingles. From the aeneral observations made in the field, the problem areas are listed as follows: February 8, 1988 Mr. Bill Beerman Page two Because of the age of the lamer building, some minor weathering of bolts is observed. Rust deposits were observed on some of the structural members. Slight weathering was also observed at the haunches of the rigid frames and on the wood joists on the exter- ior of the building. Roof decking and asphalt shingles were observed to have weathered a considerable amount and may need to be replaced in some areas. On the underside of the wood joists, fiberboard sheathing was used to confine the roof insulation between the roof joists. This sheathing was observed to be weathered and sagging excessively and, in some areas, completely pulled away frau the roof joists. In the smaller building, there were no obvious problem areas ob- served. Only one area was observed to be a moor troblem. This, area was on the east end wall of the smaller building where the previous owner had hit one of the end wall framing columns and knocked it loose at the foundation. No apparent building faulure was observed co have occurred. At the time of my inspection, you were in the process of fixing this problem area. In summary, with the exception of the problem area just mentioned, there were no other obvious structural problems observed during the field investigation. All of the other primary framing members within each structure observed to be experiencing no deflection, flexural or shear failures. If you have any questions, please do not hesitate to call.
