The following items are required by Garfield County for a final inspection:
1. A final EIectrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water,
non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.

Enclosed per your application requirements are the following items
1. Two sets stamped structural engineered drawings.
2. Two sets architectural plans including floorplans, elevations, siteplan, & landscape plan.
3. Door schedule.
4. Window schedule.
5. Roof rafter venting diagram.
6. Building permit application
Other items to be addressed would include the following items.
1. An application for subdivision of the 2.8 acre Tract A, Club Villa site at Aspen Glen is
currently being considered for approval by Garfield County. As a requirement of subdivision approval, a
complete utility plan has been submitted. Following approval of that plan, water, sewer, gas, electrical,
TV, and phone lines will be connected to the residence per the approved subdivision utility plan.
2. Crawl space ventilation per U.B.C. guidelines will be addressed prior to a framing
inspection after the volume of the crawl space has been determined.
3. The living room fireplace will be a wood burning fireplace converted to natural gas log use.
The master bedroom fire lace will be a direct wall vent natural gas appliance.
A sing e natural gas boiler and two 50 gallon natural gas hot water heaters will be located
within the mechanical room. The mechanical room floor will be elevated so that any flame devices within
the boiler or hot water heater are at least 18" off the garage floor elevation. The boiler and water heaters
will be approved for wall venting. Combustion air will be provided either through the garage volume or by
high and low outside wall sources within the mechanical room.

5. Final Aspen Glen Design Review Board approval will be received the first week of March.

6. Shed roofs which butt and attach to second floor walls will be vented at the wall as well as
at the soffit. At the wall, a Flash Filter Vent which is made by Air Vent, Inc. will be installed. A one page
copy of their product information sheet is included with this submittal.

Thank you for your final plan submission. PYou have approval of the DRC to proceed
with construction. The only conditions imposed were: I) "smoked" glass is to be used ink
the exterior lighting fixtures contemplated for all 8 homes, and in conformance with the
cut sheet indicating the fixt re as styles as 2056 and 20306 in Patina Bronze. 2)A
$10,000 Builder Completion Deposit, payable to the Homeowners Association at Aspen
Glean, and 3) the water and sewer tap fees, payable to the Roaring Pork Water and
Sanitation District in the amount of $6,900. Contact the District secretary at 1-970-945-
2144. The Builder's Completion Deposit may be sent to my attention at Aspen Glen or
dropped off at the Sales Office, as discussed in our meeting of this date, ,
As a reminder, three inspections need to occur during construction of each of these,
homes. These will ultimately be your responsibility and bear upon release of the Builder's
Completion Deposit. Please contact the DRC Administrator at (970) 9634536 extension:
234, upon completion of the foundation and dry -in phases of construction and for your
final on-site review by the DRC. Failure to call for any of these inspections will result
in S1000 per violation held by the Homeowners Association from the return of your!
Builder's Completion Deposit. All inspections are performed by the Committee the 1st
and 3rd Wednesday of each month. It will be necessary for your builder to arrange '
reviews in accordance with the DRC's scheduled sessions.
Please keep in mind that a copy of your approved plans are kept on file for periodic
review by the Design Review Committee to assure compliance with your approved plan
Any anticipated changes from your approved plans must be submitted to, reviewed by
and receive approval from the Design Review Committee prior to making any changes. ;
