The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing; �
4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water,
non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.

Dear Mr. and Mrs. Griggs.
This letter constitutes approval by the Architectural Control Committee (`ACC"),
Oak Meadows Ranch of your request for variance and to construct a single family
residence at 83 Beaver Court, which is Lot 1, Area 11, Filing No. 4, Oak Meadows
Ranch, Garfield County.
These approvals are based on information and plans which you provided to the
ACC for review, and any variation or departure from the approved plans would require
further review and approval.
1. Variance
You requested a variance from setback requirements to allow you to construct
your house within 1' of the lot line on the north side. The variance is approved on the
understanding the entire structure will be constructed within an area 1' from the north
boundary line, without encroachment on the setback.
The structure will be constructed within the established setbacks for the east,
west and south sides of the lot..

ACC has approved this variance for the nortth setback in accordance with
Section 9.5 of the General Declaration for Oak Meadows Ranch. Property owners
within 200' of Lot 1 have consented to the variance request. ACC has determined that
placement of the structure within 1' of the north property line will not result in any
nuisance, impairment of view adverse effects to any other property owner. Such
placement of the structure will allow preservation of existing vegetation.
2. The Residence
The residence to be constructed is a two-story single family structure, with two
car garage, and decks. The main level area totals 1,261.02 sq. ft.; upper level area
totals 1,427.71 sq. ft. Height of the structure itself is 24'41'. An ornamental cupola
extending to 32'6" in height is permissible under Garfield County height restrictions and
ACC, accordingly, has no objection.
Roofing material will be 30 year architecturat grade shingles in dark grey color
described as uhickory" and consistent with the sample which you furnished the ACC.
You also wish to use rusted metal as an accent, to be confined to the lower shed and
porch roof.
Siding will be a composite material, horizontal lap, brown in color. For accent,
you intend to use some "rustic red' siding material, river rock and/or rusted metal and
cedar shingles. Use of red siding is approved only as an accent to the light brown
which is the primary color of the house, as design guidelines require earth tones' and
ACC interprets this to mean muted color schemes.
Facia will be Hardie Backer five quarter pro trim, widths of 3, 5 or 8° in color of
green or red for accent purposes.
Decks will be constructed of redwood.
Existing vegetation will be preserved to the extent possible.
Please note that construction is to be completed within one year of today's date, which
is the effective date of ACC approval.

Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to
scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A
section showing in detail, from the bottom of the footing to the top of the roof, including re -bar,
anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheating, house -
rap, (which is required), siding or any approved building material.

A floor framing plan, a roof framing plan, roof must be designed to withstand a 40# per ft. up to
7,000 F.O.S. and an 80 M.P.H. wind.
