The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water,
non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building; •
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE

Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to
scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A
section showing in detail, from the bottom of the footing to the top of the roof, including re -bar,
anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheating, house -
rap, (which is required), siding or any approved building material.
A window schedule. A door schedule.
A floor framing plan, a roof framing plan, roof must be designed to withstand a 40# per ft. up to
7,000 F.O.S. and an 80 M.P.H. wind.
All sheets to be identified by number and indexed. All of the above requirements must be met or your
plans will be returned.

If you have answered "No" on any of the questions, you may be required to provide this information
at the request of the Building Official prior to beginning the plan review process. Delays m issuing
the permit are to be expected. Work may not proceed without the issuance of a permit. If it is
determined by the Building Official that additional information is necessary to review the application
and plans to determine minimum compliance with the adopted codes, the application may be placed
behind more recent applications for building permits in the review process and not reviewed until
required information has been provided and the application rotates again to first position for review,
delay in issuance of the permit or delay in proceeding with construction.

1. This structure was built prior to application for a building permit. No inspections were
requested by the applicant nor performed by Garfield County. At the time of first
inspection, the foundation was already placed, walls and roof were constructed, and
gypsum board was on the walls. This permit is issued based on representation from
Thomas A. Cronk, Colorado Professional Engineer, that the building appears structurally
sound and has been completed in accordance with standard building code requirements.
2. Use of the building has been represented as a "workshop" with exercise equipment to
be located in the "loft". Loading of the loft shall not exceed allowable limits of the actual
floor joists installed. Use of this structure as a residential unit and/or a hazardous
occupancy as defined by the Uniform Building Code (UBC) is not approved by the
County.
3. Written verification of final approval from the State of Colorado Electrical Inspector
shall be submitted to the building department prior to issuance of a Certificate of
Occupancy.
4. It has been represented by the owner that the insulation installed complies with
minimum requirements of Garfield County.
5. Electric heat requires a demand controller (GCBC Amendment to MEC Section
302.1).
6. Written verification of proper plumbing installation shall be submitted to the building
department by a qualified plumber. Additional demand on the existing septic system
which causes adverse affect on the system will require a separate permit to address such
issues.
7. A guardrail or wall shall be installed at the open side of the loft (and stairway if
applicable). Such guardrail or wall shall comply with Section 509 of the 1994 Uniform
Building Code.
8. The stairway shall comply with Section 1006 of the UBC.

9. Landings shall be provided in accordance with Sections 1004.9 and 1004.10 of the
UBC.
10. Provide safety glazing in accordance with Chapter 24 of the UBC as applicable.
11. Water heater shall comply with Chapter 5 of the 1994 Uniform Plumbing Code.
12. Structure shall comply with the attached Plan Analysis dated February 12, 2002.

Concerning: Structural integrity of work shop being constructed at Darrell Warren property, 0330
Coryell Ridge Road, Glenwood Springs, CO 81601
A 26'x28' wood framework shop is being constructed at 0330 Coryell Ridge Road, Glenwood Springs, CO.
The project is nearly completed lacking only interior trim -out and exterior siding. No building permit was
issued for the project and, as a result, required building code inspections were not completed by the building
official during construction. The Garfield County Building and Sanitation Department has requested the
owner obtain an evaluation of the structural integrity and code compliance of the structure from a licensed
engineer pending issuance of a building permit to finish the structure.
The structure consists of a concrete monolithic slab -on -grade supporting a wood frame structure with a
mezzanine area. The foundation footprint is 26'x28' in size. Wall framing consists of 2x6 studs spaced 16"
o.c. Roof framing consists of beam and column structural members overlain by 2x6 T&G roofing with 4"
of high density foam insulation, 7/16" OSB, and fiberglass architectural shingles. Rough -in plumbing and
electrical has been completed and the interior has been sheet -rocked with tape and texture completed. The
extenor of the structure has been completed except for siding and paint.
The structure was inspected by Tom A. Cronk, registered professional engineer (R.P.E.), on 01/03/02. The
owner, Mr. Darrell Warren, explained how the building was constructed. Additionally, the owner provided
pictures of the structure at various stages of construction to document construction techniques.
As based on the site inspection and the conversation with the owner, the building appears structurally sound
and has been completed in accordance with standard building code requirements. Please call if you have
