Re: Narrative Description of 24 St. Finnbar Farm Road, Carbondale
Dear Kathy:
Studio B Architects is providing this letter as a description of the proposed ADU at 24 St. Finnbar Farm
Road, Carbondale, CO 81623 in accordance with the LUDC 4-203B-5.
The proposed ADU, is located within the approved building envelope of the approved subdivision of St.
Finnbar Farm. It is roughly 473 square feet of interior space that includes a full bath with shower and
kitchenette but does not include a stove for cooking. The proposed ADU is detached from the main
structure and has its own separate access. It has been approved by the HOA per the attached
documents. The intended use is to be an office space for the home owner and occasionally as a guest
quarters for visiting family and friends. The ADU use is consistent with surrounding properties.

The Proposed ADU does not exceed 3,000 square feet for the
lot area of 4.761 acres.
The ADU is restricted to leasehold interest in the dwelling unit
and is for Residential or Home Office/Business use only.
The minimum Lot Size for the proposed ADU is 2 acres as the lot
is 4.761 acres.
The proposed ADU is detached from the main building and has a
separate entrance.
