HomeMy WebLinkAbout1.4 Mineral Rights-Letterarchitecture + interiors January 12, 2016 Kathy Eastley Senior Planner: Community Development Department Garfield County 108 8th Street, Suite 401 Glenwood Springs, CO 81601 Re: Mineral Rights at 24 St. Finnbar Farm Road, Carbondale Dear Kathy, Studio B Architects is providing this letter, as requested, along with the attached title policy, general warranty deed and associated patents to present our research of mineral rights on the Property. According to the title policy, Schedule B-2 Exception No. 7 contains a mineral reservation to the United States as contained in the original Patent for the Property. We obtained a 100.31-06 endorsement providing coverage in the event of physical damage from the exercise of any right to use the surface of the land for the extraction or development of mineral, oil, gas and coal as shown in this exception. In addition, the plat, the general warrantee deed, bargain and sale deed, and associated patents were obtained from the Clerk and Recorders office and have been included as further documentation of the research required. Finally, as further proof of research on the matter, Casey Lawrence, Minerals Clerk with the Assessor's office was unable to find any additional information pertaining to the mineral rights of the property.
