BARGAIN AND SALE DEED
THIS BARGAIN AND SALE DEED (this "Deed") is made this j -S day of July, 2013,
between MICHAEL S. LUCIANO, an individual, and MARY S. LUCIANO, an individual, whose
legal address is 166 Swinging Bridge Lane, Basalt, Colorado, 81621 (collectively, "Grantors") and
THE JAMIE KNIGHT SUMA SEPAR'i'h PROPERTY TRUST, whose legal address is 520 E.
Cooper Avenue, Aspen, CO 81611 ("Grantee"):
WITNESSETH, that the Grantors, for and in consideration of the sum of TEN DOLLARS
and other good arid valuable consideration, the receipt and sufficiency of which are hereby
acknowledged, have sold, conveyed, granted, and bargained unto the Grantee, and by these presents
do sell, convey, grant, bargain, and confirm, unto the Grantee, its heirs, successors and assigns
forever, alt the following real and personal property, together with improvements, if any, situate,
lying, and being in the County of Garfield, State of Colorado:
Any and all water rights, structures and structure rights, wells and well rights, and well
permits, ditches and ditch rights and all other water rights or water resources owned by
Grantors and benefitting, used in conjunction with, or otherwise appertaining to the real
property legally described on Exhibit A attached hereto.
TO HAVE AND TO HOLD the same, together with all and singular the hereditaments and
appurtenances thereto belonging, or in anywise appertaining, and the reversion and reversions,
remainder and remainders, rents, issues and profits thereof, and all the estate, right, title, interest
and claim whatsoever, of the Grantors, either in law or in equity, in and to the above bargained and
described property with the appurtenances, unto the Grantee, its heirs, successors and assigns
forever.
