The golf course is currently under renovation and expansion. The new course will include a new Clubhouse located at another location on the adjacent property. This building will be used only for a maintenance facility housing the golf course superintendent, his assistant, a mechanic and no more than ten other support staff personnel. The maximum occupancy is not expected to ever exceed 20 people. The extent of work includes demolition of non-bearing interior walls, removal of the kitchen / bar facilities and the installation of a new stairwell from the main floor to the lower level which was previously accessed via an exterior set of stairs which have since been removed. The area referred to as 'Employee Lounge" on the drawings is not intended to be used an assembly area for more than ten people at any one time. The area referred to as the "Non - Hazardous Chemical Storage area" will be a lockable storage area for insecticides, fungicides and other chemicals for use on the golf course as previously approved by Garfield County through the PUD process. The project consist of an interior remodel of the existing clubhouse and attached open parking structure with storage unit. Hydrant test results has shown a maximum flow of 1500 Gallons Per Minute of available water for firefighting purposes within the subdivision. Access: The aceess to the rear of the building on the eastside as depicted on the plans is 16'. Section 902.2.2.1 requires that the minimum unobstructed width of Fire Apparatus access road be twenty feet. Because the plans depict a locked gate between the front and rear, an approved key box, (Knox Box), as stipulated in section 902.4 of the Uniform Fire Code is required for immediate access for firefighting purposes. The application for the Knox Box can be obtained through the Fire Department at our business office located at 806 Cooper. Area Separation: A separation is needed between the chemical storage/parking shed addition and the existing building. The lower part of the storage/shed addition is adjoined to the existing foundation which would provide adequate separation however there is no provision for the roof portion which contacts the existing framing of the clubhouse. The separation must be maintained from the foundation to the top of the roof, with a minimum of 2 hour construction as defined by the 1994 Uniform building Code. By having this separation the shed can meet the intent of being a separate building which meets the water supply provisions of the Uniform Fire Code and the water flow limits within the subdivision. Material Safety And Data Sheets: Richard Nash writes in his letter dated 11/15/01, that the chemical storage room will be containing insecticides, fungicides, and other chemicals for use on the Golf Course. The Fire Department will require MATERIAL SAFETY AND DATA sheets and the amount of each chemical being stored to ensure that its storage in this location is appropriate. Because of the nature of this type of storage and the potential for intensive fire damage, construction of this room should be a minimum of one hour rating. Fire Extinguishers: Fire extinguishers shall be installed in accordance with Uniform Fire Code standard 10- 1.
