This review was conducted to assess the approach to foundation design and construction of the residence anticipated for Lot 27. The geotechnical report indicates that a fine-grained soil exists from the surface to depths that range from 31/2 -ft to greater than 8 -ft. Coarse, boulder laden alluvial deposits underlie the surficial soils. An allowable foundation bearing capacity of 3,000 to 4,000 psf was recommended for the alluvium. The surficial soils exhibit a low to moderate swell and/or a slight compressive potential upon loading and wetting, therefore, the report recommends an allowable bearing pressure of 1,500 to 3,000 psf (compressive) and a mini aum dead load pressure of 800 to 1,000 psfto accommodate for swell. Therefore, HP Geotech recommends that an "evaluation of the bearing conditions be made for the individual buildings when their location, grading and loadings have been determined". Due to the potential variability in the depth of the surficial soils, we recommend that the Architect design the size of the foundations in accordance with the criteria referenced above making an assumption of the bearing strata based upon depth below the existing ground surface (ie... Pit 2 < 200-1t from Lot 27, 7 -it of surficial soils). Once excavation for the fecundation is underway, on-site observation of the excavation and foundation strata can be evaluated prior to foundation construction and will confirm and/or adjust the foundation size in accordance with the Architect's design assumptions. We look forward to providing consultation services during construction of the Lot 27 foundation conditions. We are confident that the observational method of foundation design and construction will be the most economical approach to the owner. DJI'3:djb lc: File Sincerely, Donald J.
