Dear Mr. Goff: As requested by Roger Trout, a representative of Hepworth-Pawlak Geotechnical, Inc. observed backhoe pits at the subject site on June 11, 2001 to evaluate the soils exposed for foundation support. The findings of our work and recommendations for the foundation design are presented in this report. The work was done in general accordance with our agreement for geotechnical engineering services to Big Mountain Ranch, dated June 8, 2001. Hepworth - Pawlak Geotechnical, Inc. previously observed backhoe pits for a proposed residence in the ranch and presented our findings in a report dated July 12, 2000, Job No. 100 457. Evaluation of potential. geologic hazard impacts at the site are beyond the scope of this report. The proposed residence will be a two story wood frame structure over a crawlspace. The shop building will be a large single story metal building with a slab -on -grade floor. At the time of our visit to the site, three backhoe pits were excavated for the proposed shop building and three pits for the proposed residence. The location of the pits were determined in the field by the contractor. The logs of the pits are presented on Fig. 1. The subsoils encountered, below about 2 to 41/2 feet of topsoil, generally consist of stiff to very stiff sandy clay with scattered gravel. The soils exposed below the topsoil in Pits 1 and 2 consist of medium dense, clayey sand and gravel with cobbles and boulders. Results of swell -consolidation testing performed on samples of the clay taken from the pits, shown on Figs. 3 and 4, indicate the soils have a low compressibility under existing moisture conditions and light loading and a minor to low expansion potential when wetted under a constant light surcharge. The results of a gradation analysis performed on a sample of the clayey gravel (minus 5 inch fraction) obtained from the site are presented on Fig. 5. The laboratory testing is summarized on Table I. SEP -18-2001 14;49 H -P GEOTECH Big Mountain Ranch August 14, 2001 Page 2 No free water was encountered in the pits and the soils were slightly moist to moist. P. 83'18 .Considering the conditions exposed in the pits and the name of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 2,500 psf with a minimum dead load pressure of 800 psf can be used for support of the proposed buildings. The clay soils tend to expand when wetted and there could be some post -construction movement of the foundation if the bearing soils become wet. Precautions should be taken to prevent wetting of the bearing soils. The minimum'lgead load pressure may not be needed in the area of the proposed shop building if the granular soils are encountered in all of the building area. The excavation should be observed to evaluate the bearing conditions at the time of construction. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Topsoil and loose disturbed soils in footing areas should be removed and the bearing level extended down to the undisturbed natural soils. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. We recommend at Least 48 inches of frost cover be used. Continuous foundation walls should be heavily reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 14 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at Least 55 pcf for on-site soil, excluding vegetation, topsoil or oversized rock, as backfill. A perimeter foundation drain should be provided to prevent temporary buildup of hydrostatic pressure behind the walls and prevent wetting of below grade construction. A perimeter drain should not be needed for the proposed shop building or in the residence if the crawlspace is less than 4 feet below exterior grade and exterior backfill is compacted and graded properly. There is a risk of slab heave and distress if the clay subgrade becomes wetted. A positive way to reduce the risk of slab movement, which is commonly used for expansive soils, is to construct structurally supported floors over crawlspace as is currently proposed for the residence. Slab -on -grade construction may be used in the proposed shop provided the risk of distress to the building is accepted by the owner and precautions, such as isolating the slab from foundations and using slip joints at the bottom of partition walls, are taken to limit the effects of potential heave. Structural fill placed within floor slab areas should consist of a suitable imported granular fill compacted to at least 95% of standard Proctor density at a moisture content near optimum. Landscaping which requires heavy irrigation, such as sod, should be located at least 5 feet from foundation wails. Roof gutters should be provided with downspouts that discharge well beyond the foundation wail backfill. The recommendations submitted in this letter are based on our observation of the soils exposed within the pits to the depths indicated. This study is basad on the assumption that soils beneath the footings have equal or better support than those exposed. The rick of foundation movement may 'be greater than indicated in this report because of possible variations in the subsurface conditions. We should observe the completed foundation excavations to evaluate the exposed bearing conditions. If there are any questions or if we may be of further assistance, please let us know.
