The following items are required by Garfield County for a final inspection:
1_ A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with washbowl, tub or shower, toilet stool, hot and cold running water,
non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until
all the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.

Plans to be included for a Building Permit, crust be on drafting paper at least 18"x24" and drawn to
scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A
section showing in detail, from the bottom of the footing to the top of the roof, including re -bar,
anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheating, house -
rap, (which is required), siding or any approved budding material.

A floor framing plan, a roof framing plan, roof must be designed to withstand a 40# per ft. up to
7,000 F.O.S. and an 80 M.P.H. wind.

Introduction
This report presents the results of our Preliminary Geotechnical investigation
of Parcels 1 & 25 at the Ranch at Roaring Fork In Garfield County, Colorado. The
purpose of our Investigation was to evaluate the altos suitability for residential
development from -.a g otechnloai perspective. We have developed preliminary
opinions of the appropriate foundation system for soli conditions found et the site.
The report' discusses subsurface conditions and presents aur rocommondatlone for
site development.
The criteria presented In this report were developed conaldoring conditions
disclosed by widely -spaced teat pita,, results of Laboratory toots and our experience.
Recommendations were developed based upon our understanding of the planned
construction and site development. Revisions in the scope of the project could
influence our recommendations. Site specific, doaign.level geotechnical
Investigations aro recommended to provide specific foundation design criteria for
Individual residences.
Site Conditions
The Ranch et Roaring Fork la located south of hilghwey 821 between the
highway and the Roaring Fork River, approxlmotely 2.5 mhos east of Carbondale.
The majority of the development has boon built out with a golf course and single and
(mlti-family residential buildings. Commercial buildings exist on some lots adjacent
to Highway 82. Several small ponds and stamina are throughout the development.
The majority of the project la on alluvial terrace which has resulted In a ground
surface that is comparatively fiat,
Parcel 1 and 2B are bordered by the Highway 82 frontage road, Colorado
CTL/THOMPSON, INC.

Department of Transportation (CDOT} Right of Way and Stagecoach Lana to the
north, Stagecoach Drive to the went, and a comparatively steep slope to a lower
bench which terminates at the Roaring Fork River to the south. Parcel 1 (aka

Parcel 2A (not part of this report) la landlocked by parvol 25. The ground surface
at the ambled properties la relatively flat with a slight slope ( lees than 5 percent)
toward the steeper slops dropping down to the Roaring Fork River. The ground
*uriaco is covered with native grasses and weeds. Two residential buildings and an
existing barn occupy the sato.

Development pians aro preliminary at this writing. Parcel 1 may be developed
for approximately 12 single family Iota. Parcel 25 may be developed for
approximately 12 to 16 *Ingle family lots, The tots will be accessed by paved roads
and utility services will be provided. We anticipate earthwork will be limited to road
and derive construction, Installation of utilities and excavation for residence
foundations. Overlot grading of the property is not anticipated. Existing structures
will bo raced,
We have assumed the residential buildings will be ono or two-atorles tall,
wood frame buildings, with attached garages. We understand Itis desirable to offer
full basements as an option. Foundation loads we assumed for our analysis were
between 1000 and 3000 pounds per lineal foot on mus footings and maxdmwn
interior column loads of 10 lips. We should be Informed of actual construction to
judge If what Is to be built is different than described above.
SubegEface Conditions
Subsurface conditions were investigated by excavating four (4) teat pita at the
approximate locations shown on Figure 1, Our field manager was present during
excavation to log soils found In teat pits and obtain aamples. Logs of test pita are
presented an Figure 2, In the test pit excavations we found one foot of soft, moist,
organic sandy clays underlain by dense to very dense, moist. Mandy to clayey
gravels with cobbles and boulders. A two foot thick layer of soft, very moist, sandy
clay was found below the organic soils, above the gravels at our TP.1 location. The
gravels are on excellent soli on which to found buildings and build roads. The
gravels are capable of bearing comparatively high foundation leads with small
settlements.
Site Development
In aur opinion the site can be developed for single family homes. Wo found
no geotechnical conditions to preclude construction.
The property will generally remain in its naturaistate. No overlot grading
operation* are planned. Earthwork will Involve road building and Installation of
utilities. Finished excavation slopes should net exceed 2:1 (horizontal to vertical).
Wo should review grading plans when available to provide geotechnical Input.

Where roads are to be built and fill Is required to achieve subgrade elevation, ell
topsoil and vegetation should be stripped prior to III placement. Topsoil depths of
8 to 10 inches oan be used for estimating purposes. The subgrada In all fill areas
below building* roads or other structures should be molature conditioned to within
2 percent of optimum moisture cantsnt and compacted to at least 95 percent of
maximum standard Proctor dry density (ATM 13 608). Subsequent fill should be
placed in loose lifts not exceeding 8 Inches in thickness, moleture conditioned to
within 2 percent of optimum moisture content and compacted to at least 95 percent
of maximum standard Proctor dry density.. The placement and compaction of 1111
should be observed and tested by a representative of our firm during construction.
Tho performance of roads Is influenced by tmlilty trench backfill conditions.
We recommend all utility trench backlit! be placed in thin loose lifts, moisture
conditioned to within 2 portant of optimum moisture content and compacted to at
least 95 percent of maximum standard Proctor dry danelty (ASTM D 693).
We believe the gravels aro 'Pyre C as described in the October, 1989
Occupation Safety and Health Administration (OSHA) Standards published by the
Department of Labor governing excavations. The publication Indicates a maximum
temporary slope of 1.5:1 (horizontal to vortical) for Tis C soils above the water
table. We should view the excavation to confirm that sobs are es anticipated.
Eogadatla- and Pavernsagompla
At foundation depths we anticipate dense to very dense, sandy to clayey
gravels with cobbles and boulders. The gravels are on excellent soil on which to
bear foundations. We anticipate footings supported by the natural gravels can bo
designed with allowable bearing pressures In the range of 3000 to 5000 paf,
depending upon the siting of the Individual building. Full depth basement floor
elevations would likely be below groundwater elevations that occur shortly after
peak snowmen. At this writing, we recommend that full basements not be built. f=inal
determination of basement feasibility can be made as part of site specific design
loyal 1 wee igatlons. Precautions such as drains below the floors connected to a
foundation drain around the perimeter of the building will likely be needed whore
basements are feasible. The drains would need to discharge to a sump where the
water collected could bo pumped or to a daylight point. Additional measures to
prevent water (both vapor and liquid) seepage into basements may also be needed.
$lab -on grade floors placed on the natural gravels ahould perform
satisfactorily. A leveling course of clean sand or washed line gravel will be needed
to achieve a flat surface on which to pour concrete slabs and to break the possible
raise of water via capillary action.
The gravels are on excellent subgrade soil and soil to build road embankment
fills with. The gravels used as fill should have a maximum particle diameter of
approximately 4 hushes. We anticipate recommended pavement sections of
approximately 5 Inches of full depth asphalt or 3 Inches of asphalt above 6 inches
of aggragr:e base. .

The performance of roads, foundations and concrete flatwork 1* Influenced

1. pESCr IPTION
This item shall consist of the excavation, transportation, placement
and compaction of material from locations Indicated on the plans, or staked
by the Engineer, as necessary to achieve preliminary street and averiot
elevations. These specifications shall also apply to compaction of excess cut
materials that may be placed outside of the site boundaries.
2. GENERAL„
The Solis Engineer *hall approve fill mads, method of placement,
moisture contents and percent compaction, and shall give written approval
of the completed fill. A representative of the Solis Engineer shall observe fill
placement and check compaction and moisture during plat.
3. CLEARING ,JOQ SUE
The Contractor shall remove all truss, brush and rubbish before
excavation or fill placement Is begun. The Contractor shall dispose of the
cleared material to provide the Omer with a clean, neat appearing Job site.
Cleared material shall not be placed In areas to receive fill or where the
material will support structures of any kind.
4, SCARIFYING AFlEA TO BILLED
All topsoil and vegetable matter shall be removed from the ground
surface upon which fill Is to be placed. The eurfaco shalt then be plowed or
scarified until the surface is free from ruts, hummocks or other uneven
features which would prevent uniform compaction by the equipment to be
used.
5. CQMPACT1NG AREA TO BE PILLED
After the foundation for the fill has been cleared and scarified, It shall
be disked or bladed until it is free from large clods, brought to the proper
moisture content (see item 7) and compacted to not leas than 95 percent of
maximum density as determined in accordance with ASTM D 698.
Landscaping areas should be compacted to not less than 90 percent of ASTM
D 698.

1111 soils shall be free from vegetable matter or other delaterioua
substances. Cobblea and boulders are anticipated within the overburden
soils,. Rocks greater than 6 inches in diameter should bo removed from
overlot fill material to a reasonable degree. FM placed below buildings or
roads should not contain any rocas larger than 4 inches In diameter to e
reasonable degree FIN materials shall be obtained from out areas shown on
the pians or staked In the field by the Engineer.
On -alto materials classifying as CL., CH. SC, SM, SW, SP, GA, GC, and
GM ars acceptable. Concrete, asphalt, organic matter and other deleterious
materials or debris shall not be used as fill.
7, MQ#STURE CONTENT
1911 material classifying as CH, CL or SC (with more than 35% passing
No. 200 sieve), non -expansive soils classifying as SM, SW, SP, GP, GC and
GM (or SC with lass than 35 percent passing No. 200 sieve) shall bo moisture
treated to within 2 percent of optimum moisture content as determined from
Proctor compaction tests. Sufficient laboratory compaction teats shall bo
made to determine the optimum moisture content for the various soils
encountered In borrow areae.
The Contractor may be required to add moisture to the excavation
materials in the borrow area If, In the opinion of the Soils Engineer, It Is not
possible to obtain unllbrm moisture contend by adding water on the fill
surface_ The Contractor may be required to rake or disk the fill soils to
provide uniform moisture content through the netts.
The application of water to till material shall be made with any type of
watering equipment approved by the Solis Engineer, which will give the
desired results. Water jets from the spreader shall not be directed at the fill
with such force that fill materials are washed out.
Should to much water be added to any part of the fill, such that the
material is too wet to permit the desired compaction from being obtained,
roiling and all work an that section of the fill shall be delayed until the
material has been allowed to dry to the required moisture content. The
Contractor will be permitted to rework wet material in an approved manner
to hasten Its drying.

on completed benches as outlined within this specification.
10. COP EAC7lON OF SLOPJS .
Fill elopes shall tis compacted by means of shoepsfoot rollers or other
suitable equipment. Compacdon•operattofe shall be Continued until slopes
are stable, but not too dense for planting, and there la rio appreciable amount
of loose soil on the slopes. Compaction of slopes may bo done
progressively In tncromonts a1 three to five feet (3' to 67 In height or after the
MI is brought to Its total height. Permanent fill slopes shall not exceed 2:1
(horizontal to vertical) without approval of the Soils Engineer.
11. L! SPE4TION AND TES11Ng QF FILL
Inspection end testing by the Solis Engineer shall be an a daily basis
during the placement of fill and compaction operations so that he can declare
the fill was placed In general oonformance with apeciflcotions.
12. SEASONAL LIMJT
No fill material shall bo placed, spread or rolled while It la frozen,
thawing, or during unfavorable weather conditions. When work le interrupted
by heavy precipitation, fill operations shalt not be resumed until the Sona
Engineer indicates thattho moisture content and density or previously placed
materials are as specified.
