BACKGROUND On June 7, 2OIO the Board of County Commissioners approved a Preliminary Plan for the Marquis Subdivision' The Applicant submitted a Finat Plat Application which has been reviewed by planning staff, the County Surveyor, Road & Bridge and other referral agencies' The finat plat process does require the calculation of impact fees which are due prior to plat signature by the Board of County Commissioners. This subdivision has no associated improvements as direct access to the County Road is possible and the proposed lot has a well which has adequately demonstrated sufficient !egal and physical water' Conditions contained within Resolution 2OIO-43, granting Preliminary Plan approval for the subdivision, have been satisfied. This includes submittal of impact fees for fee in-lieu of school land dedication and % ol the required Road tmpact Fees, the remainder of which will be required to be paid at issuance of building permit. The applicant regarding payment of the Carbondale Fire Protection District fee' has also provided a receiPt II. ACTION REQUESTED OF BOCC staff has reviewed the Final Plat and found it to be in the form required by the Land use Resolution of 200g, as amended. we request that the Board authorize the chairman to sign the mylar. An on sight visit with applicant showing exact location of driveway may clear the possibility of trimming any hees and to obtain minimum sight distance from driveway to the knoll. The driveway permit will require a concrete or asphalt apron to be installed at the end of the driveway along with a 15" culvert that would tie into the existing ditch along the west side of County Road I12. Topography and improvements are not required on the final plat and only encumbers other information. 2. All exterior subdivision boundary corners are to be found or set and stated so on the plat. 3. A North arrow should accompany the vicinity map. 4. Adjacent land owner names and addresses are not required on the final plat however parcel information (Lot Block Subdivision Name) should be present. 5. If the ditches indicated on the plat have previously been recorded, the recording information shall be on the plat. 6. Curve information along the Southerly boundary of Lot 18 is missing. 7. If the 60 foot access and utility easement from County Road 112 has a street name, please label. 8. Some of the tie lines from the NE corner of section 23 overwrite text. 9. The point of beginning shall be noted on the plat. Once these comments and corrections have been addressed and all final comments from Building and planning have been completed, the Mylar may be prepared for recording. The Mylar shall be delivered to the Building and Planning office with all private party signatures no later than Monday the week prior to the next commissioner meeting day in order to make that meeting. We agreed on a point of access for the driveway that would gain befter sight distance to the North. The ribbon in the attached picture shows approximately center of proposed driveway. Their may need to be a branch trimmed, but that can be addressed at the final inspection of the driveway. We discussed the drainage along CR 112.We agreed that the drainage from the West side of CR 112, along the knotl, would naturally run onto the property before ffte driveway access point. This drainage would be addressed and maintained inside the properg along the driveway by owner. I have no further oon@rns and would move foreword on granting a driveway pennit when applicant is ready.
