When reviewing a plan and it's discovered that required intOnnation has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this infonnation before the plan review can proceed. Other plans that are in line for review may be given attention before the new infonnation may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. All plans submitted must be incompliance with the 2003 IRC for Residences and 2003 IBC for Commercial Offices and Storage. I. Is a site plan included that identifies the location of the proposed structure o r addition and djstances to the property lines from each comer of the proposed structure prepared by a li censed surveyor and has the surv eyors signature and professional stamp on the drawing? Properties with slopes of 30% or more must be shown on site plan. (NOTE Section 106.2) Any s ite plan for the placement of any portion of a structure within 50 ft. of a property line a nd not within a previously surveyed building envelope on a subd ivi s ion final plat shall be prepared by a licensed surveyor and have the surveyor's s ignature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a re corded subdivision plat shall in c lude a copy of the building envelope as it is shown on the final plat with the proposed structure locate d within the envelope. The findings of our observations and recommendations arc presented in this report. We previously conducted a subsoil study for design of foundations at the site and presented our findings in a report dated March 17, 2008, Job No. 1 08 057 A. The house is built and located generally as indicated in our previous rep011. The hillside cut at the backside ofthe building i~ near vertical and about 5 feet high below a large, natural sandstone outcrop at least 1 S feet in size and protruding about 5 feet above the adjacent ground surt:1cc. Weathered and broken siltstone/sandstone below a shallow soil depth is exposed in the cut face below the large rock. The bedding dip of the rock formation appears to be moderate downhill toward the house. The deck of the house essentially extends to the cut face about 1 0 feet from the house and some soil and rock pieces covered the deck apparently fi·om raveling oft he cut fhce. Snow C(lvcr on the hillside was up to about one foot deep and there was no seepage observed coming from the cut face. The cut face next to the deck will likely continue to ravel but the large rock appears to he intact formation and the risk of movement down into the house appears remote. Severe undermining of the large rock could increase the risk of movement and precautions should be taken to minimize the raveling such as by surface treatment of the cut face with a wall or shotcrete.
