After a review of the records available to us and County staff, we have to decline your request
to accept the road identified as Buck Point Road. Dedication to the public on a plat does not
constitute an acceptance by the Board of the road for maintenance and repair. The
Comm issioners signature block notes that the subdivision was approved as an exemption, with
no reference to acceptance of the road into the County road system.
It appears that the only commitment by the County to accept a road, was for that portion of
the road accessing the development that crossed the BLM property. If you have any further
concerns about this issue, please feel free to write to us, at your convenience.

Re: Panorama Ranches Minor Subdivision Exemption of Homestead #53
Dear Mr. Mackley and Fellow Commissioners:
This letter is to ask. the Commissioners to approve and accept within the
Garfield County, road system the approximately 1550 lineal feet of Buck Point
Road in captioned area not yet included.
The Final Plat of this minor subdivision exemption was recorded Dec. 29,
1982 as Reception No. 335526. While the road shown therein was dedicated to
the public on the plat, it was not an accepted county road.
The exemption vas approved by the Board of Commissioners January 18, 1982,
with the provision that at such time as the developer should bring the road
to Garfield County specifications it could apply for acceptance and mainte-
nance by the county.
The original construction of the road consisted of between six and 12
inches of compacted 3" sub -base material. In April, 1991, Bishop Construction
of Basalt, Colorado, installed and compacted four inches of 3/4" road base
as well as constructing a cul-de-sac near the easterly termination of the
road near the water tank.
I respectfully request that you have the road inspected to determine
whether it meets the current standards of Garfield County and is worthy
of acceptance. In'the`event it does not, please specify your requirements
to the end of acceptance by the county.

As a condition of approval of a minor subdivision,_ Panorama Ranches,, John Wix
was required to convey to Garfield County the portion of the entrance road
which was not on BLM property. Enclosed for your information is the proposed
deed and legal description attached thereto. Please advise me of your
position as the whether the County is willing to accept this roadway for
maintenance purposes.
