Neal ENGINEER: Schmueser and Associates, Inc. LOCATION: A parcel located in Section 8, Township 7 South, Range 88 West of the 6th Principal Meridian. Location is 1 mile east of State Highway 82, off County Road 114. SITE DATA: The split a 14.63 acre parcel into two 7.315 acre parcels for multi -family housing. WATER: Central water SEWER: Central sewer EXISTING ZONING: PUD ADJACENT ZONING: North: PUD South: PUD East: PUD West: PUD I. RELATIONSHIP TO THE COMPREHENSIVE PLAN: The Los Amigos PUD is included in the Comprehensive Plan. This proposal is consistent with the Los Amigos PUD. II. DESCRIPTION OF THE PROPOSAL: A. Site Description: The project is located in a relatively open field, with some pinion and juniper trees on the property. B. Project Description: The Los Amigos Filing No. 1 was approved on December 5, 1980 with Resolution No. 80-304. The project consistea of 96 multi -family dwelling units of which 48 have been built. This complex is called the Auburn Ridge Apartments. This proposal is to split the 14.63 acre parcel into two parcels of 7.315 each. One parcel has the already completed 48 dwelling units and the other has four concrete pads for the additional 48 dwelling units. III. MAJOR ISSUES AND CONCERNS: A. The County Attorney and the applicant's attorney have agreed that the proposal has been through the full subdivision process previously and that further review via the subdivision process is not necessary. This is based upon the determination that there will be no increase or decrease in densitsy as a result of the resubdivision. The Los Amigos PUD will still control the intensity of use in this area. IV. FINDINGS: 1. That the proposed resubdivision will not result in an increased density on the subject properties. 2. That the Los Amigos PUD will control the lana uses on the subject property. 3. That for the above and other reasons, the resubdivision of Los Amigos Filing No. 1 is in the best interest of the health, safety, morals, convenience, order, prosperity and welfare of the citizens of Garfield County. V. RECOMMENDATION: Approval.
