FORMAL REQUEST FOR EXEMPTION
This is to request on behalf of Los Amigos Ranch Partnership
(LARP), owner of the Auburn Ridge Apartments, an exemption from
subdivision regulations for the Auburn Ridge parcel, the legal
description of which accurately appears on the attached final
plat.
In effect, the current plat and proposed improvements thereon has
been through the entire subdivision process required by law, a
building permit was issued and 48 of the 96 apartments were
built. This request for exemption seeks merely to divide the
14.63 acres into two parcels of 7.15 acres each. One will con-
tain the built apartments and one will contain the four concrete
pads. There is no increase or decrease in density being sought.
In fact, every other aspect of the property is and will be the
same from a development standpoint as it was originally.
The property has an approved water and central sewer systems and
all utilities are in place. The final plat has been reviewed by
the planning office and will reflect all easements for roads and
utilities that were not earlier shown in the old plat. A setback
plan accompanying this request reflects that the setbacks of the
improvements meet the County regulations.
The application includes a check for the fees agreed to by the
applicant and the Planning Office.
The applicant has reviewed this request with the Planning Office
and the County Attorney. The County Attorney has advised that
the County Commissioners will receive and hear the application at
one time, to be scheduled by the Planning Office, and the appli-
cant fully consents to this procedure.
The final plat contains all signature lines required by the
County regulations. Any other documentation needed will be pro-
vided on request.
