Section 4-203D Site Plan Description
There are no proposed modifications to topography or significant grading associated for the
project besides grading to move water away from the ADU. Refer to the Elevation page which
indicates the grading for water away from the structure- this grading is shown in green.
The Roaring Fork River is located a significant distance from the building envelope at the NE
comer of the lot. The Rockford ditch runs along the East and West fence lines of the lot. There
are no existing environmental hazards.
The neighborhood surrounding the property is primarily residential with some agricultural use.
There is a 2 -bedroom single family home already on the property. There currently is a driveway
with existing parking. Mesa Ave is the existing road which is used to access the property- the
ADU will use this same county road for access.
Wastewater for the ADU will access the current septic system which is of proper size to
accommodate a one bedroom addition. The water source for the ADU will be serviced by the
Satanic Water Association and provided by the Town of Carbondale.
