Traffic analysis of Legacy Homes is based on the traffic of the office of four full time
employees. Field employees rarely come to the office and are paid hourly from the time they
clock into the jobsite timeclock to the time they clock out at the jobsite.
Field employees currently include three carpenters that come to the office once a week to drop
off time cards. About once a month they come to the property to gather tools for a job that are
too big for me to load and move to the job personally.
Service people that come on the property include small (UPS, Fed Ex, Sandy's Office Supply)
deliveries that arrive about 3 times a week. A copier service repair man comes about once a
month. Cleaning lady cleans the office about once a month.
Subcontractors come in about every two weeks to pick up checks and sign lien releases for work
that was completed in the field. Currently, this accounts for about two guys per week.
The lower part of the lot would be a place to store trailers, equipment, ladders, scaffold, etc. The
basement of the house will be used as an office. Vehicles will be mostly daily commuter cars
and pickup trucks, UPS and Fed Ex delivery trucks, and pickup truck and trailers. Trailers
include enclosed cargo style trailers, flat bed trailers, and dump trailers.
Probably 3 to 4 visits from various people a month for filling out applications, or other office
related issues.
In Legacy's history, the biggest projects have had only 6-8 subcontractors per Owner draw. Our
operations propose to have 3-4 projects going at one time. I would foresee up two 32
subcontractors coming to the office a month to pick up checks.

In sutrunary, proposed use will be about 142 vehicle trips per month divided by 20 work days
totals 7.1 vehicle trips a day for business related trips. In addition we are adding 9.57 trips per
day for personal single family use. This is a totat of 16.67 trips per day during the week and 9.57
trips per day on the week -ends.
I hope that this analysis helps in your approval of my proposed use of my property for a
Contractor Yard and office.
