Sec. 29, Township 6 South November 3, 1999 In response to the Plan Review Correction Last, we have answered each point below. In some cases, we have made revisions in order to meet minimum requirements, in other cases an explanation was all that was necessary to show that the original plans do indeed meet the minimum requirements. A building section has been added, as well as additional details that were requested. We have attached a copy of stamped structural plans from S.K. Peightal Engineers and have attached copies of revised pages with REVISIONS clearly marked. If you have any additional questions, please do not hesitate to call us at 970-947-9564. Thank you. 1. In order to determine minimum requirements for natural Light and ventilation for the following rooms, square footage of rooms was determined and indicated below, along with total area of exterior glazed openings, all of which are at least one-tenth of the room area. For second floor rooms where there was a question about size of the rooms (due to sloped ceilings), the attached building section makes clear that all second floor rooms have ceilings that slope from 8,0" to 5'0", which means that the entire area of the room is used in calculating room size. REVISIONS: Window sizes for all of the windows on the second floors of both wings changed from 4' x 4' to 5' x 6' (see revised window schedule) Two skylights added to Playroom (see revised window schedule) i. Playroom --300 s.f. Two (2) Demi-circle windows WHICH OPEN (providing ventilation) at 10 s.f. per window = 20 s.f. ADDED: (2) 2 x 2.5 skylights = 10 s.f. TOTAL 30 s.f. ii. Study --300 s.f. One (1) window 5x6= 30 s.f. iii. Gym --480 s.f. One (1) window 5x6 = 30.s.f. PLUS one (1) glass door 3 x 6.67 = 20 s.f. TOTAL 50 s.f. iv. Art Studio and v. Office --942 s.f. REVISION: The Art Studio and Office have been combined to be one open space on the second floor, total square footage of 942 s.f. Two (2) windows 5x6 = 60.s.f. PLUS one (1) double glass door 6 x 6.67 = 40 s.f. TOTAL 100 s.f. 2. Stamped versions of foundation, 1st, Ind floor framing, roof plans, Structural General Notes and detail sheet attached. 5. REVISION: Mechanical room has been revised to be approximately half the size originally submitted. Appliance layout has been added to illustrate that room will be used solely as equipment room so that it may be exempt from minimum stair width, egress window, and ceiling height requirements. 6. Building section attached. 7. Second floor minimum room size and ceiling height requirements addressed in numbers 1 and 2 above --all minimumum requirements met. 8. Bathroom layouts added to floorplans. 9. Fireplace details attached. The three main house, first floor fireplaces are woodburning, insert; zero -clearance fireplaces. The bedroom fire laces (one on the second floor of the main house, two in the bedroom wing) are gas, insertire laces. mar ,3e• Dr1iec t' V,e 1")tKla" 10. The "work" referred to in the "workshop" is home workshop/arts and crafts, not professional work. 11. Phasing: Phasing is based on the three physical parts of the house: 1.) Main House 2.) Bedroom Wing/Sunroom 3.) Garage Wing/Playroom NOTE The design of the plans clearly lends itself to this kind of phasing since the wings and their connecting breezeway rooms are clearly exterior "additions" to the main house. Phase 1: (Nov/Dec 99) Foundations for all three parts, including concrete slabs and sub -floors so there are no open/exposed holes or openings. Phase 2: (Jan 2000 -July 2000) Main House — framing to interior finish Upon completion of this phase, certificate for occupancy for the main house only, provided the main house only meets requirements for occupancy Phase 3: (August 2000 -Dec 2000) Bedroom Wing -- framing to interior finish Upon completion of this phase, certificate for occupancy for the bedroom wing, provided the bedroom wing meets requirements for occupancy NOTE: All work done will be outside the finished main house so it will not affect or endanger occupants of main house. Phase 4: (Jan 2001 -July 2001) Garage Wing -- framing to interior finish Upon completion of this phase, certificate for occupancy for the garage wing, provided the garage wing meets requirements for occupancy NOTE: All work done will be outside the finished main house so it will not affect or endanger occupants of main house. 1/v o Q (- w S t (n.s T F Loc. rt._ 2_70( Rao --: 4 t c9 6, 3 (0.9 . o 0 lr `1.,,oL `r ti.f . 62,0 C9.o0 ; Lm,'7Bo.0 0 V F-( l=rr-t. r 2 G'7 LH ,19 L 5 ,,9q 7.0 0 rov/-rO crt_ ak.c, 2'7o( al.00 2y/3ocr.00 v S A ► i s g 71)o = 1 is, 9 a8.00 co v. rortcr.f. 6' Li 2_41.ao . Sec. 29, Township 6 South ril 10, 2000 REVISIONS Attached are revised plans (reviewed by structural engineers SK Peightal, Basalt) which reflect a smaller residence than originally submitted. 1. Physical size of main house and bedroom wing reduced by approximately 25%. 2. The major change is in our "Phasing" of the construction of the residence. Our revised Phasing schedule is as follows: April 2000 - April 2001 Foundation and concrete slabs for entire original plans (main house plus two wings and breezeways). Framing of main house and bedroom wing ONLY (garage wing and breezeway will remain a finished outdoor concrete slab, to be built upon sometime in the future). Finishing of first floor main house and first and second floors of bedroom wing. Second floor of main house will be sealed off at stairway balconey--to be finished at some time in the future. We would prefer= to apply for permits for the garage wing and the second floor of the main house at this time since we do not know when in the future we will continue with construction. We are providing the foundation plans for the entire house (including garage wing) at this time because when in the future we do intend to build upon it, we will need for you to have approved the foundation portion of the construction when it was poured (now, with the rest of the house.) 3. Revised window schedule (which reflects reduced room sizes) attached. Please give me a call if you need to discuss anything, especially the phasing of the construction. Thank you very much. ncerely, Gretchen Wroblewski 970-947-9564 Wroblewski Residence 4351 County Road 115 Lots 11 & 12. Sea. 29, Township 6 South November 18, 1999 Enclosed please find revisions for our already -approved plans (we have not yet paid for or picked up the permit). The change is limited to the floorplans of the first and second floor garage wing: we have eliminated the living space on the second floor and the staircase leading to it in order to reduce the building permit fee. Please call with any questions. Thank you.
