Onsite Wastewater Treatment System (OWTS) Inspection
4 Red Wing Lane

As requested, CBO Inc. performed an Onsite Wastewater Treatment System (OWTS) inspection at 4 Red
Wing Lane, Carbondale, Colorado on February 25, 2015.
The permit and record drawing was provided by Garfield County Building and Sanitation Department.
The subject OWTS consists of one 1000 -gallon, two-compartment Copeland concrete septic tank
followed by a soil treatment area (STA) comprised of approximately 651 square feet of Infiltrator®
chambers in a trench configuration. The OWTS was sized to accommodate a 3 -bedroom residence.
The septic tank is located west of the driveway. Both lids were accessible from grade. There were three
feet of risers on the inlet side of the septic tank and one foot of risers on the outlet side of the septic tank.
Both inlet and outlet tees were present and accessible from the manhole lids. The septic tank was
pumped by All Valley Resource at the time of the inspection. There was minimal deterioration of the
concrete on the outlet side of the septic tank above the normal water line; however, the remainder of the
septic tank appeared be in good condition.
We recommend the installation of an effluent filter on the outlet side of the septic tank. If installed, this
filter must be cleaned annually, or as needed.
No snow was covering the STA at the time of the inspection. There were no inspection ports in the STA
or access to any component connecting to the STA. There were no signs of surface saturation or failure
at the time of the inspection. Tire tracks were visible in the area below the septic tank. We recommend
locating the distribution box or manifold that distributes effluent to the STA to assure it is level.
Once located, we recommend either permanently marking this component or making it accessible from
grade, in the case of a distribution box.
We understand an accessory dwelling unit (ADU) with 2 -bedrooms is contemplated. We suggest
designing a separate OWTS to accommodate this residence.
This evaluation is not a guarantee of future system performance. This inspection is good for one year.
Recommendations:
• Install effluent fitter on outlet side of septic tank.
• Locate distribution box or manifold of existing STA.
Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS
based upon what was observed and the Licensed Inspector's expertise in onsite wastewater technology.
The inspector has not been retained to warrant or guarantee the property functioning of the system for
any period of time in the future. Because of numerous factors which may affect the operation of an
OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this
OWTS, this report shall not be construed as a warranty by the Inspector that the system will function
properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed
or implied, arising from the inspection of the OWTS or this report. The evaluation does not ascertain the
impact the system is having on groundwater.
