I. GENERAL PROJECT DESCRIPTION
The Applicant has inquired about a potential application for an Accessory Dwelling Unit on
this 5.01 acre parcel, also known as Lot 4 of the Hawk Ridge Subdivision. The proposed
unit would be constructed as a detached unit on the property which is already developed
with a single family residence. The pre -application meeting focused on general code
provisions and process in anticipation of potential future acquisition of the property. Some
improvements to the property (minor grading, utilities) anticipating a potential footprint for
an ADU may have been implemented by a previous owner. The property is served by an
existing central water system and an OWTS. The proposed unit would require an
additional water tap or service from the homeowner's association (HOA).
The Applicant indicated that current plans for the ADU include a garage storage lower level
with the ADU on the second floor. The building footprint would be approximately 30 ft. x 50
ft. and the ADU square footage would be approximately 1,500 sq.ft. The ADU is anticipated
to be 2 bedrooms and 13/4 baths.
