When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTED FOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawri to scale. 1 Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure( s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the fmal plat with the proposed structure located withiKnvelope. Proposed Sage Residence, Lot 3, 3 Elk Run Subdivision, Elk Run Road, Garfield County, Colorado Dear Mark.: As requested, Hepworth-Pawlak Geotechnical, lnc. performed a subsoil study for design of foundations at the subject site. The study was conducted in accordance with our agreement for geotechnical engineering services to you dated July 15, 1998. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Evaluation of the subsoils for the proposed on-site disposal system is beyond the scope of this report . Proposed Construction: The proposro residence wiJJ be single story wood frame construction with a detached garage located on the site as shown on Fig. 1. Ground floors will be structurally supported over crawlspace in the residence and slab-on-gtge in the garage. Cut depths are expected to range between about 2 to 4 feet _ Foundation loadings fur this type of construction are assumed to be relatively light and typical of the proposed type of construction. An on~site septic disposal system is planned southwest of the residence. If building conditions or foundation loadings are significantly different from those described above, we should be notified to re-evaluate the recouunendations presented in this report. Site Conditions: The lot is vacant and the ground surface appears natural except fur the gravelled access drive. The terrain is relatively flat with a strong slope down to the southwest at about 8% to 10% grade. Vegetation consist of grasses and sagebrush with juniper and pinon trees. Elevation difference across the proposed building area is about 5 to 6 feet . There is a shallow irrigation ditch in the eastern and northeastern part of the lot that was dry at the time of our field work . There is a newly constructed residence on adjacent lot to the west. CtoC August 6, 1998 Page2 Snbsurfa.:e Conditions: The subsurface conditions at the site were evaluated by observing and sampling three exploratory pits at the approximate locations shown on Fig. l. The pits were excavated by the client just prior to our arrival on-site. The logs of the pits are presented on Fig. 2. The subsoils encountered, below about 'h foot of topsoil, consisted of sandy clay to depths of about 4Vz to 5'h feet underlain by highly calcareous and very sandy silty clay. The clays were stiff, contained gravel, cobbles and small boulders, and extended to the depths investigated of 6 and 6Vz feet at Pits 1 and 3. Below the clays in Pit 2, at a depth of 6 reet and extending to the pit depth of 6Vz feet was medium dense clayey sand and gravel with cobbles and probable boulders. Results of swell-consolidation testing performed on relatively undisturbed s1111111les of clay soils, presented on Fig. 3, indicate low compressibility under existing moisture conditions and light loading and moderate compressibility when wetted and loaded. The sample of the upper clay (Pit I at 2 feet) showed a minor expansion potential when wetted under a constant light surcharge. The laboratory testing is summarized in Table I. No free water was observed in the pits at the time of excavation and the soils were slightly moist. Foundation Recommendations: Considering the subsoil conditlnns encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed natural soils designed for an allowable soil beating pressure of2,000 psf for support of the proposed residence. Footings should be a minimum width of 18 inches for continuous walls and 2 feet for columns. AU topsoil and loose or disturbed soils encountered at the foundation bearing level within the excavation should be removed and the footing bearing level extended down to the undisturbed natural soils. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement of footings at least 36 inches below the exterior grade is typically used in this area. Continuous foundation walls should be well reinforced top and bottom to span local anomalies sucb as by assuming an unsupported length of at least 12 feet. Foundation walls BJ;ting as retaining structures should also be designed to resist a lateral esrth pressure based on an equivalent fluid unit weight of at least SO pcf for the on-site soil, excluding topsoil and oversized rocks, as backfill. Floor Slabs: The natural on-site soils, exclusive of topsoil, arc suitable to support lightly loaded slab-on-grade construction. To reduce the effects of some differential movement which may occur, floor slabs should be separated from all bearing walls and H·P Geon:cH CtoC August 6, 1998 Pagel columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements fur joint spacing and slab reinfurcement should be established by the designer based on experience and the intended slab use. A 4 inch layer of gravel can be placed beneath slabs to act as a leveling course. This material should consist of minus 2 inch aggregate with less than 50% passing the No. 4 sieve and less than 12% passing the No. 200 sieve. All fill materials fur support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. Surface Drainage: A perimeter foundation drain around the residence crawlspace area should not be needed provided positive surface drainage is maintained as descnlx:d below. The fullowing drainage precautions should be observed during construction and mainlllined at all times after the residence has been completed: 1) Inundation of the fuundation ex<:avations and underslab areas sllould be avoided during construction. 2) Elnerior backfill should be adjusted to near optimum moisture and compacted to at least 9S% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in pavement and walkway areas. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. S) Landseaping which requires regular heavy irrigation, such as sod, should be lo<:ated at least S feet from building fuundation walls. Limitations: This stndy has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time.
