SCOPE
This report presents the results of our soils and foundation investigation for
the Latham Residence proposed on Lot 4 of the Latham Subdivision in Garfield
County, Colorado. We conducted this investigation to evaluate the subsurface
conditions at the site and provide recommendations for the proposed construction.
Our report was prepared from data developed during our field exploration , laboratory
testing, engineering analysis and our experience with similar conditions. This report
includes a description of the subsurface conditions found in our exploratory bori ngs
and our opinions and recommendations for design and construction of foundations,
foundation walls, drain systems, floor systems, and details influenced by the
subsoils. The recommendations contained in the report were developed based on the
currently planned construction. We should be informed if actual construction will
differ significantly from the descriptions herein . A summary of our conclusions is
presented below.
SUMMARY OF CONCLUSIONS
1. Subsurface conditions encountered in our exploratory borings
consisted of about 9.5 to 11 feet of sandy clay and nil to 1 foot of
weathered claystone underlain by claystone and sandstone bedrock to
the total explored depth of 24 feet below existing ground surface. Free
ground water was not found in our exploratory borings during drilling
operations.
2. The residence can be constructed on footing foundations that are
supported by the undisturbed natural clay or bedrock. A more positive
alternative to reduce the chance of foundation movement is to
construct the footings on an at least 3 foot thickness of moisture
conditioned structural fill. Design and construction criteria for footings
are presented in the report.
3. We judge slab-on -grade construction can be supported by the
undisturbed natural clay with low potential risk of differential
movement and associated damage. Placing at least 2 foot of moisture
conditioned structural fill below slabs-on-grade will likely enhance
performance.

4. Surface drainage should be designed to provide for rapid removal of
surface water away from the proposed residence. A foundation drain
should be installed around below-grade areas.
SITE CONDITIONS
Lot 4 of the Latham Subdivision is located east of County Road 293 on the
south side of the Latham Ranch. The building area is located about 50 feet north of
steep slopes that drop down to the south. Ground surface in the building area drops
down to the north at slopes of about 5 to 10 percent. Pasture land is to the north.
Vegetation to the east, west, and south is sparse sage, cactus and native grasses. A
driveway to the west was under construction at the time of our investigation.
PROPOSED CONSTRUCTION
CTL/Thompson was not provided with building plans for the planned
residence. We understand the residence will be a split level, wood-frame building
with a partial walkout basement and an attached garage (see Figure 1 ). The client
prefers slab-on-grade floors. Excavation depths of about 8 to 10 feet are expected to
attain foundation elevations. We expect maximum foundation loads of about 3,000
pounds per linear foot of foundation wall and maximum column loads of 30 kips. If
actual construction will differ significantly from the descriptions above, we should be
informed so that we can check that our recommendations are appropriate.
SUBSURFACE CONDITIONS
Subsurface conditions on Lot 4, Latham Subdivision were investigated by
drilling two exploratory borings (TH-1 and TH-2) with a track-mounted drill rig at the
approximate locations shown on Figure 1. Drilling operations were directed by our
project manager who logged the soils encountered in the borings and obtained

samples. Samples obtained in the field were returned to our laboratory where field
classifications were checked and typical samples selected for testing in our
laboratory. Graphic logs of the soils found in our exploratory borings are shown on
Figure 2.
Subsurface conditions encountered in our exploratory borings consisted of
about 9.5 to 11 feet of natural sandy clay and nil to 1 foot of weathered claystone
underlain by claystone and sandstone bedrock to the total explored depth of 24 feet
below existing ground surface. Observations during drilling and results of standard
penetration resistance testing indicated the sandy clay was stiff to very stiff, the
weathered bedrock was medium hard and the bedrock was hard to very hard.
Cemented sandstone bedrock was encountered from 14.5 to 20 feet in TH-1 and 22 to
24 feet in TH-2. Free ground water was not found in our exploratory borings during
drilling operations. Borings were backfilled immediately after drilling operations were
completed.
A sample of the clay and a sample of the weathered claystone selected for one-
dimensional, swell-consolidation testing exhibited 0.2 and 0.6 percent compression,
respectively, when wetted under an applied load of 1,000 psf. When the load was
increased to 3,000 psf, the samples compressed an additional 1.3 and 3.9 percent.
Results of swell-consolidation testing are shown on Figures 3 and 4. Laboratory test
results are summarized on Table I.
SITE EARTHWORK
Excavations
Excavation sides will need to be sloped or braced to meet local, state and
federal safety regulations. We believe the fill and natural soils within anticipated
excavation depths at this site will classify as Type 8 soils based on OSHA standards
governing excavations. Temporary slopes deeper than 4 feet should be no steeper

3
than 1 to 1 (horizontal to vertical) in Type B soils. Contractors should identify the
soils encountered in excavations and refer to OSHA standards to determine
appropriate slopes.
Free ground water was not found in our exploratory borings during this
investigation. We do not anticipate excavations for foundations or utilities will
penetrate ground water, however, excavations should be sloped to a positive gravity
outfall or to a temporary sump where water can be removed by pumping. Excessive
wetting of the excavation bottom should be avoided and will make working with the
soils difficult.
Backfill and Fill
Proper compaction of backfill adjacent to foundation wall exteriors and in
utility trenches is important to reduce subsequent settlement and infiltration of
surface water. We believe the excavated soils can generally be used as backfill,
provided they are free of rocks larger than 3-inches in diameter, organics, and debris.
Backfill should be placed in loose lifts of approximately 10-inch thickness or less,
moisture conditioned to within 2 percent of optimum moisture content, and
compacted. The backfill should be compacted to at least 95 percent of standard
Proctor maximum dry density (ASTM D 698). Moisture content and density of the
backfill should be checked during placement by a representative of our firm.
Structural Fill
Structural fill may be required to achieve grades for slabs-on-grade or be
placed to reduce the potential for movement of the foundation system and slabs-on-
grade. Adding moisture to the soils prior to construction of the residence will reduce
potential movements associated with changes in moisture content of the soils after
construction. We recommend using the on-site soils free of organic matter, debris,
and rocks larger than 4 inches in diameter as structural fill. Areas which will receive
structural fill should be stripped of vegetation, organic soils, and debris. Structural

fill should be placed in loose lifts of 10 inches t hi ck or less, moisture conditioned to
within 2 percent of optimum moisture conte nt, and be compacted to at least 98
percent of standard Proctor (ASTM 0 698) maximum dry density. Moisture content
and density of structural fill should be checked by a representative of our firm during
placement.
FOUNDATIONS
Our subsurface information indicates that natural clay, weathered claystone,
and sandstone and claystone bedrock are present at proposed foundation elevations.
The residence can be constructed on footing foundations that are entirely supported
by the undisturbed, natural soils or bedrock or an at least 3 foot thickness of densely-
compacted structural fill. Placing at least 3 feet of properly placed, moisture
conditioned structural f i ll below footings will reduce the potential for movement of the
foundation system. Recommendations in the Structural Fill section should be
followed. In either case, care must be taken to prevent wetting of the subsoils below
and adjacent to the residence during and after construction. The footings should be
designed and constructed with the criteria below.
1. Footing foundations should be entirely supported by the undisturbed,
natural soils and bedrock or an at least 3 foot thickness of densely
compacted structural fill. Soils loosened during the forming process
for the footings should be removed or re-compacted prior to placing
concrete.
2. Footings should be designed for a maximum soil bearing pressure of
3,000 psf on the natural soil, bedrock, or structural fill.
3. Continuous wall footings should have a minimum width of at least 16
inches. Foundations for isolated columns should have minimum
dimensions of 24 inches by 24 inches. Larger sizes may be required ,
depending upon foundation loads.
4. Grade beams and foundation walls should be well reinforced , top and
bottom , to span undisclosed loose or soft soil pockets. We
recommend reinforceme nt sufficient to span an unsupported distance

5
of at least 12 feet. Reinforcement should be designed by the structural
engineer.
5. The soils under exterior footings should be protected from freezing. We
recommend the bottom of footings be constructed at a depth of at least
36 inches below finished exterior grades. The Garfield County building
department should be consulted regarding required frost protection
depth.
FLOOR SYSTEM AND SLABS-ON-GRADE
We understand the basement and garage floors are planned as slab-on-grade.
We judge slab-on-grade construction can be supported by the undisturbed, natural
clay or moisture conditioned, densely-compacted structural fill with low potential for
differential movement and associated damage. Placing at least 2 feet of structural fill
would enhance performance (see Structural Fill section) Recommendations in the
SURFACE DRAINAGE section should be followed to reduce potential for wetting of
the subsoils below slabs. We recommend the following precautions for slab-on-
grade construction at this site. These precautions will not prevent movement from
occurring, they tend to reduce damage if slab movement occurs.
1. Slabs should be separated from exterior walls and interior bearing
members with slip joints which allow free vertical movement of the
slabs.
2. Underslab plumbing should be pressure tested before the slab is
constructed. Plumbing and utilities which pass through slabs should
be isolated from the slab with sleeves and be constructed with flexible
connections to slab supported appliances. Heating and air
conditioning systems supported by slabs should be provided with
flexible connections capable of at least 2 inches of vertical movement
so that slab movement is not transmitted to the duct work.
3. Exterior patio and porch slabs should be isolated from the residence.
These slabs should be well-reinforced to function as independent units.
Movements of these slabs should not be transmitted to the residence
foundation.

·=t -mrr
4. Frequent control joints should be provided, in accordance with
American Concrete Institute (ACI) recommendations, to reduce
problems associated with shrinkage and curling.
5. The 2003 International Building Code (IBC) or 2003 International
Residential Code (IRC) may require a vapor retarder be placed between
the base course or subgrade soils and the concrete slab-on-grade
floors. The merits of installation of a vapor retarder below floor slabs
and PTslabs depend on the sensitivity of floor coverings and building
to moisture. A properly installed vapor retarder (10 mil minimum) is
more beneficial below concrete slab-on-grade floors where floor
coverings, painted floor surfaces or products stored on the floor will be
sensitive to moisture. The vapor retarder is most effective when
concrete is placed directly on top of it. A sand or gravel leveling course
should not be placed between the vapor retarder and the floor slab.
The placement of concrete on the vapor retarder may increase the risk
of shrinkage cracking and curling. Use of concrete with reduced
shrinkage characteristics including minimized water content,
maximized coarse aggregate content, and reasonably low slump will
reduce the risk of shrinkage cracking and curling. Considerations and
recommendations for the installation of vapor retarders below concrete
slabs are outlined in Section 3.2.3 of the 2003 report of American
Concrete Institute (ACI) Committee 302, "Guide for Concrete Floor and
Slab Construction (ACI 302.R-96)".
BELOW-GRADE CONSTRUCTION
Foundation walls which extend below-grade should be designed for lateral
earth pressures where backfill is not present to about the same extent on both sides
of the wall. Many factors affect the values of the design lateral earth pressure. These
factors include, but are not limited to, the type, compaction, slope and drainage of the
backfill, and the rigidity of the wall against rotation and deflection. For a very rigid
wall where negligible or very little deflection will occur, an "at-rest" lateral earth
pressure should be used in design. For walls which can deflect or rotate 0.5 to 1
percent of wall height (depending upon the backfill types), lower "active" lateral earth
pressures are appropriate. Our experience indicates typical basement walls can
deflect or rotate slightly under normal design loads, and that this deflection results in
satisfactory wall performance. Thus, the earth pressures on the walls will likely be
between the "active" and "at-rest" conditions.

If on-site soils are used as backfill , we recommend design of below-grade
walls using an equivalent fluid density of at least 50 pet for this site. This equivalent
density does not include allowances for sloping backfill, surcharges or hydrostatic
pressures. The recommended equivalent density assumes deflection; some minor
cracking of walls may occur. If very little wall deflection is desired , a higher equivalent
fluid density may be appropriate for design.
The structural engineer should also consider site specific grade restrictions
and the effects of large openings on the behavior of the walls. Backfill placed
adjacent to foundation wall exteriors should be placed and compacted as described
in the Fill and Backfill section .
SUBSURFACE DRAINAGE
Water from precipitation, snow melt and surface irrigation of lawns and
landscaping frequently flows through relatively permeable backfill placed adjacent to
a res idence and collects on the surface of relatively impermeable soils occurring at
the bottom of the excavation. This can cause wet or moist conditions in below-grade
areas after construction. We recommend provision of a foundation drain around the
residence. The drain should consist of a 4-inch diameter, open joint or slotted pipe
encased in free draining gravel. The drain should lead to a positive gravity outfall or to
sump pit where water can be removed by pumping. A typical foundation drain detail
is shown on Figure 5.
SURFACE DRAINAGE
Surface drainage is critical to the performance of foundations, floor slabs and
concrete flatwork. We recommend the following precautions be observed during
construction and maintained at all times after the residence is completed:

1 . The ground surface surrounding the exterior of the residence s h ould
be sloped to drain away from the building in all directions. We
recommend providing a slope of at least 6 inches in the first 5 f ee t
around the building , where possible.
2. Backfill adjacent to foundation wall exte riors should be placed and
c ompacted as described in the Fill and Backfill section. Changes in
moisture content of backfill after placement often results in settlement.
Settlement is most frequently observed adjacent to north facing walls.
3. The residence should be provided with gutters and downspouts. Roof
downspouts and drains should discharge well beyond the limits of all
backfill. Splash blocks and downspout extensions should be provided
at all discharge points. Water from roof and surface runoff should not
be introduced to the foundation drain system.
4. Landscaping should be carefully designed to mmrm1ze irrigation.
Plants used near foundation walls should be limited to those with low
moisture requirements ; i rrigated grass or other landscaping requiring
comparatively large amounts of irrigation should not be located within
5 feet of the foundation . Sprinklers should be at least 5 feet from
building foundations and directed away from the building. Irrigation
should be limited to the minimum amount sufficient to maintain
vegetation ; the application of additional water will increase the
likelihood of slab and foundation movements.
5. Impervious plastic membranes should not be used to cover the ground
surface immediately surrounding the building. These membranes tend
to trap moisture and prevent normal evaporation from occurring .
Geotextile fabrics can be used to control weed growth and allow some
evaporation to occur.
LIMITATIONS
Our e x p loratory borings were located to obtain a reasonably accurate picture
of the subsurface. Variations in the subsurface conditions not indicated by our
ex ploratory borings will occur. We should be called to obse rve soils exposed at
footing elevations to verify that the soils are suitable for support of the footings as
designed. We should observe and t est placement of structural fill.

IMPOTANT INFORMATION, PLEASE READ!
TRC Foundation Guidelines
1. The footer and perimeter walls are to use measurements from the attached fouttdation
print. Measuring the home is not a reliable method for determining foundation size. The
contractor should check the attached print to any other prints (such as engineered prints)
to verify both match, prior to beginning foundation. Variations from this print, that result
in installation problems will be the responsibility of the contractor or the home buyer.
:2. The atlnched foundation design has not been engineered to meet specific soil conditions.
3. There are two basic types offmmdation designs that the home buyer and contractor must
be a wore of:
a. Vented crawlspace-This home must have floor insulation installed at the
factory or on site. Vents must be installed to manufacturer's specifications.
b. Non-vented basement-This home must have floor insulation if the basement
is unfinished or no floor insulation if basement is heated. Tit is scenario can
differ, depending upon State and Local Codes. Buyer must verify what is
needed based upon local building codes.
4. Golden Villa Homes does not make the following connections, unless specifically noted
in writing in your home purchase contract. Buyer is responsible for the following
connections.
a. Sewer lines under home. Factory stubs drain line through floor only and they
must be interconnected.
b. Water lines. Water lines are run to nil fixtures. There is one central connection
that must be made.
c. Gas lines. The gas lines are not present and must be connected to individual
appliances.
d. Electrical. Power lines from utility company to interior meter panel are dte
responsibility of others. Wiring is complete from home fixtures to panel box,
except hard wire cross over, which must be connected by others.
e. Dryer vent connections to exterior of home.
f. Water heater pan and pop off drains to exterior of home.
g. Furnace and A/C drain lines to sewer or exterior of home,
5. Most Cities and Counties require restroom facilities to be available at nil times during
construction. Our Contractors have the same requirements. Seller will supply restroom
facilities from start of home installation to completion of home installation,
6. The contractor must provide a crawlspace access so setup materials can be removed from
under the home. Minimum dimensions ore 36"x 30" x 36" net. If the contractor or buyer
choose to use an interior crnwlspnces access, nil modifications and finish of the access is
the responsibility of others, unless specifically noted in writing in the finn! Home Order.
This method could result in additional dirt and wear in the homes interior.
7. Bonnavilln Homes and Four Season Homes foundation designs show pad supports for the
marriage line. Golden Villa Homes strongly recommends tlmt 11 continuous footer
nnd pony wall be with heavier bcnms nt point loads, used in place of posts on
crawlspace foundations.
8. On vented crawlspaces, the manufacturer requires a minimum percentage of crawlspace
venting. A good rule of thumb is to install l v, sf of venting for every 25 If of
foundation perimeter. Local Building Codes must also be followed.
9. FOUR SEANSONS HOMES AND ADMJRATION BUILDERS OFFER FLOOR
INSULATION AS AN OPTION. BONN A VILLA HOMES OFFERS FLOOR
INSULATION FOR HOMES AS AN OPTION. lfthere is no floor insulation present
from the manufacturer of the home and nny portion on the foundation is a crawlspace, the
crawlspace noors must be insulated by the home buyer to meet State, County or City
requirements.
I 0. Admiration Homes do not offer factory installed Furnaces, heat dueling or Hot Water
Heaters. These items must be installed on location nnd are not included in the homes
purchase price unless noted in writing in the home sales contract.
11. Admiration Homes have electrical panels designed for installation in a basement unless
specifically noted on the home order. If you ore installing an Admiration Home on a
crawlspace, please verify the breaker panel is installed upstairs or on the main level.
12. The buyer or contractor is required to install a 2" x 6" treated sill plate. The bolts used to
anchor this sill plate must not be recessed into the plate. The threads must be cut off at
the top of the nut. The sill plate will be used to anchor the home to the foundation, so a
strong connection is imperative. Anchor bolts should be centered or set slightly toward
the interior of the foundation, not toward the e~'terior of the foundation.
13. The Ridge Beam on Bonnavilln Modular Homes is nl2" laminate beam. The floor
joists are 2x10. Tllis results inn 2.75" bcfght difference thnt must be accounted for
in the cente•·line support construction. The laminate beam is notched at each end of
the home, to eliminate perimeter foundation modification. If purchasing a Four Seasons
Modular, there is no height difference between ridge beam and floor joists, so the pony
wall should be same height ns sill plate or slightly lower.
14. If a crane is to be used, the site must be inspected prior to construction to verify specific
placement requirements for the crane and the home sections. Unless specifically stated in
writing, crane nre not included in the standard setup pricing included with tl1e homes
price.
15. Rollover Setup Requirements-There must be 30" of the foundation exposed in order to
roll a home onto a foundation. The pad on the rolling side or sides must be flat and level.
The foundation wall must be backfilled nnd compacted leaving the 30" exposed wall.
The rollover pad is considered the area extending 20' out from the foundation and the full
length of the foundation, plus 5' for the transport hitches. Accommodations must be
made for the delivery truck at the end ofthe pad site. Grading of site is the responsibility
of otl1ers. Ramping too steep of an approach will result in setup delays nnd downtime
expenses. It is preferable to access both sides of the foundation for a rollover setup. One
sided roll-ons can be done, but greater coordination of delivery and roll-on is required
(see figure Ia. attached). lfJO" wall is not exposed, the set crew may require a crane to
set the home at the home buyer's expense. Triple Section Homes must be rolled from
both sides of the foundation. One sided roll-ons for any triple section home will not be
allowed.
16. Stem wall height is to be a minimum of31 'h" including sill plate, but not including the
footer. Buyer must notify seller if this measurement of wall height exceeds 48".
17. If ICE-BLOCK foundation is installed and the outside ICE-BLOCK measurements
exceed the homes width buyer must remove Styrofoam on outside of foundation to a
point 3" below U1e top of the 2" sill plate. This is to allow siding to cover sill plate and to
prevent Styrofoam from buckling the homes siding.
18. The transport platforms must be able to be moved out of the way, without impeding other
sections to be setup. Generally platforms are picked up every 3 to 4 weeks. If this time
frame is a problem, please notify Golden Villa Homes installation or service department
at (970) 245-0741
2
19. AFTER INSTALLATION OF HOME. When backfilling the crawlspace, there must
be a minimum 2% grade for 10' to channel water away from the foundation. Backfill
must be at least 4" below crawlspace vents in order to prevent wate1· draining into the
crawlspace. Proper grading is the contractor or buyer's responsibility. The setup
installer has the right to refuse to set any home that appears to not have adequate drainage
on site.
:w. Additional Basement Specifications. Foundation venting requirements ore not required
for·basement foundations, unless required by local building codes. Although extel'ior
access is required for setup equipment removal, a crawlspace access is not required.
Backfill can be completed to County specifications ns long ns n minimum 2% slope for
10' is maintained and the backfill is a minimum of6" away from bottom of siding on the
home. The installers will not remove setup equipment through interior basement access
using portable ladders, other arrangements must be made by customer or contractor. The
basement llool' must be completed priot• to installation of the home, unless n crnne is
to be used. If craning without the floor installed, footings must be installed and proper
height posts supplied. Jn the event of a day-light basement, the home must be installed
from the backfilled side of the foundation. If that is not possible a crane set will be
required to complete the set of the home.
21. If you purchased a Bonnavilla Modular Home with n deck, there should ben porch
support detail attached to this information. Bonnavilln Modular decks require specific
support noted on the home print of the above mentioned detail and cannot be enclosed
unless specific drainage is provided to remove moisture from crawlspace under open
deck slats. Under no circumstances are open deck slatted decks to be combined with the
homes Crawlspace or Basement.
