R egistered Professional E11gineer 2937 Four Comers Drive, Grand Junction, CO 81503 cell : 970/250·9242 e-mail: garyreeder34@gmail.com RE: Underpinning (Picring) Project -Final Report 67 River Bend Way Glenwood Springs, CO 8160 I This project was extraordinary in several ways, such as: The house was raised more than 15-1 12" at its SW comer • • by lifting the garage first to cause the gap between the garage roof and the south house wall to close completely, and then lifting the garage and house together, basically as a unit in different steps . In summary, this house and garage have been successfully stabilized. The house and garage arc fully supported on push piers with no portion of the foundation system supported on soil. The push piers were installed in a proper manner in accordance with the manufacturers' recommendations, and the lift was accomplished successfully by personnel from Foundation Repair of Western Colorado (FR IJ'C). The five (5) attached drawings show the pre-lift elevations and the post-lift elevations. The post-lift elevations can be used as benchmarks for future reference. Please note the following comparisons at the perimeter foundation walls: • Pre-lift elevations indicated a 15-3 /8" elevation difference in the main level, and a 15-112" elevation difference in the basement. • Post-lift elevations show a 1-1 /8" elevation difference in the main level, and a 1-318" elevation difference in the basement. • Residenti al Structural Inspections • Foundation Design and Piering 67 River Bend Way page 2 December 4, 2015 Although the main-level floor shows an elevation difference of 1-112" between the high area and the low point, there is only 518" deflection in this steel beam along the stairway 10 the front entrance. In my opinion, a support column under this beam is not needed. Elevations over the other steel beam lo the cast show only a 1/8" elevation difference over its length. The pre-lift elevation difference in the garage was 17-3/8". The post-lift elevation difference is 112". Additional lifting along the garage-door wall may have resulted in the garage doors not operating properly, and it may have caused the walls at the comer of the house and garage to deflect. At this time, the walls at this comer of the house and garage appear to be a nearly perfect fit. Your work with the excavating greatly benefilcd this project.
