LEGAL DESCRIPTION
A parcel of land situate in Lot 33 of Sect.ion 1, Township 7
South, Range 89 West of the Sixth Principal Meridian, County
of Garfield, State of Colorado, lying Southwesterly of the
Southwesterly right-of-way line of the Denver and Rio Grande
Western Railroad (Aspen Branch), Northeasterly of the
Northeasterly right-of-way line of a County Road being Old
State Highway No. 82, easterly of the westerly line and
northerly of the southerly line of said Lot 33, said parcel
of land is described as follows:
Beginning at a point on the Northeasterly right-of-way 1ine
of said County Road, said point being on the westerly line
o f said Lot 33 whence an iron post with a brass cap fotllld
in place and properly marked for the Southwest corner oE
said Lot 33 bears: s. 00°50'00" w. 105.28 feet; thence
N. 00°50'00" E. 72.13 feet along the westerly line of said
Lot 33 to a point on the Southwesterly right-of-way line of
said Railroad; thence S. 72°13'33" E. 569.85 feet along the
Southwesterly right-of-way line of said railroad; thence
108.43 feet along the arc of a curve to the right, having
a radius of 2525.14 feet, the chord of which bears:
S. 70°59'44" E. 108.42 feet to a point on the Southerly
line of said Lot 33; thence N. 87°11'00" W. 216.71 feet
along the Southerly line of said Lot 33 to a point on th e
northeasterly right-of-way l.ine of said County Road; thence
N. 70°42'48" w. 59.27 feet along the northeasterly right-of-way
line of said County Road; thence N. 74°02'21" w. 388.81 feet
along the northeasterly right-of-way line of said County Road
to a point on the westerly line of said Lot 33, the point of
beginning.
The above described parcel of land contains 0.80 acres, more
or less.
