The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot and cold running
water, non-absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all
the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.

MINUTES OF THE REGULAR MEETING
OF THE BOARD OF THE RANCH AT ROARING FORK
HOMEOWNERS ASSOCIATION
SEPTEMBER 19, 1997
A regular meeting of the Board of Directors of the Ranch at Roaring Fork Homeowners
Association was held pursuant to notice at 7:00 p.m. on Friday, September 19,1997, at the
Ranch office. Board members present were Frank Hallowell, Vic Gallina, Ted
Washburne, Tammy Perry, Lynn Fisher, Charlie Holloway, and Bob Tucker, constituting a
quorum of the directors. Also present were Kim Aaberg, Admin. Manager, Kerry Karnan,
Marty & Ja Densmore, and Bill Laemmel. Mr. Holloway acted as Chairman and Kim
Aaberg as Secretary of the meeting.
Resident Input - Mr. & Mrs. Densmore spoke on concerns about the current vote
on the renovation to the Ranch sewer plant. They had been researching this issue on their
own and spoke with Duane Watson, Colorado Dept. of Health in Grand Jct., about the
proposed sewer plant on the St. Finnbar property. Their concerns were that a sewer plant
on the St. Finnbar property would be just upstream of the Ranch water well and therefore
endangering the Ranch water supply, and the possible odor problem this could bring to the
residents in Phase V homes. Mr. Watson had stated that the State of Colorado has
changed their policy on sewer treatment facilities to allow more smaller plants.
Mr. Laemmel spoke on his concern that his neighbor Mr. Stephenson had installed
a dog run on the side of his property that was in violation. Mr. Holloway will look into
the violation.
Board member resignation - Ken Hobgood resigned from the Board of Directors
and the Chairman of the Architectural committee. Charlie Holloway is acting chairman of
the Architectural Committee until another chairman is appointed.
Architectural - Application and Plans for a proposed house on Lot 11, Elder
Parcel, were sent in by Mr. Crowley and reviewed. The house is a modular construction
with framed lower level. The application was disapproved , notice must be given to all
homeowners within a 360 degree view of the property so that they will have time to
review the plans and sign off at the office. The green roof will not be accepted and
samples of a second roofing material must be received for adjacent homeowners to view.
A requirement for approval will be an improvement survey turned into the office to show
all setback requirements are met when stem walls are poured.
Application for the Holt Residence, 0170 Stagecoach Circle, to replace existing
wood roof shingles with asphalt shingles, in the "Weather Wood" color like adjacent
property owners was approved.
Application for the Bishop Residence, 0084 Stagecoach Drive, for an addition to
the garage and a small fence was approved, provided that all setbacks are met, siding color
and roofing color must match existing and the fence shall not exceed a height of 6 feet and
the finished side of the fence must face the neighbors house.
