Eastley Cc: David Bartholomew Subject: Katie Bay Community Meeting Facility Katie and her mother stopped in to ask about the building requirements. I suggested they retain an architect to design the structure to match an Assembly A-3 occupancy for egress and other life safety building code provisions. The design will need a design professional to seal the architectural and structural drawings. I explained the building would need to be accessible with an accessible bathroom if they install a bathroom. Any bathrooms would require an OWTS. I explained vault and haul could only be used in a temporary type situation and used temp housing as an example. The building they are proposing is 5700 sq. ft. A sprinkler system would be required if the structure is 12000 sq.ft. and/or 300 more occupants. It does not sound like they want anything this big. I explained a parking plan would need to be submitted with the building permit. They have contacted the fire district and will have the district up for a site visit as part of the process. Any conditions to the land use permit should limit the number of individuals using the structure, a specific requirement for sanitation, parking provisions, emergency access, plus other impacts to be determined. Eastley Subject: Pole barn plan review Good Morning Warren & Carla, We are currently performing the building plan review for the pole barn structure located at 4611 CR 237, Rifle, and the following information is required for approval. 1) The submitted civil pages C1, C2, and C3 are noted "prelim, not for construction" and do not contain the engineer's seal. Please provide current, approved copies of the civil plans stamped with the engineer's seal. 2) The submitted architectural plan pages Al, A2, and A3 contain only building elevations. Please provide the following information with the architectural plans. a) A floor plan including dimensions and scale noted. Show concrete and/or gravel locations. b) Clearly label each room or space for their intended use (storage, meeting, mechanical, toilet rooms, etc.) Note land use permit approval standard for two (2) interior restrooms with hand washing ability. (accessed from the interior of the structure) c) Specify location of window and doors, size, type, operation, and direction of swing. d) Accessibility per 2009 IBC Chapter 11 and ANSI A117.1-2003. Provide details of accessible toilet rooms, both male and female is required. 3) Provide details/manufacturers specifications for portable generators, specifically fuel type, clearance and ventilation requirements. Please provide two (2) copies, sealed by a Colorado Licensed Design Professional, of the requested information/revisions and reference building permit number BLCO-06-16-4308 on your correspondence.
