A permanent address assigned by the Garfield County Building Department posted where it is readily visible from an access road. 3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows installed, a complete kitchen with cabinets, a sink with hot & cold running water, kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary plumbing. 4. Exceptions to the outside steps, decks and grading may be made upon the demonstration of extenuating circumstances, i.e., weather, but a Certificate of Occupancy will not be issued until all the required items are completed and a final inspection made. Structural Consultants Phone & Fai (970)945-6305 December 29, 1998 Dear Rocky and Wendy; At your request, on December 26, 1998 I performed a structural inspection of the noted single family residence. The residence is located on a six acre parcel just north of U.S. Highway 6 & 24 approximately one mile east of Rifle, CO. The primary residence is a single story wood framed structure built over a flrll basement, I understand that the residence was constructed in the 1960's. I understand that you are in the process of purchasing the residence & that the information contained in this report will be used toward that end and will aid you in making the structure habitable. In plan, the primary structure measures about 54'-0" east -to -west by 26'-4" north -to -south. Floor joists for the main level floor consist of 2x12's spaced at 16" on center spanning north -to -south. The floor joists are supported by the north and south, exterior, concrete basement waifs and a central, interior wood stud bearing wall. Exterior walls above grade are 2x4 studs spaced at 24" on center. Roof framing consists of site built wood trusses spanning north -to -south spaced at 16" on center. The bottom chords of the trusses also act as ceiling joists. Truss top and bottom chords are 2x6's. The trusses were constructed with 1/4" thick plywood gusset plates. Two truss types were constructed to form the roof. A roof framing and truss details are enclosed with th3e report to define the trusses. The subject residence has suffered damage from a fire in recent years. I understand that the fire took place about two years ago. The origin of the fire was a stack of firewood which was on the covered deck at the southeast corner of the primary residence. Exterior siding for the residence on the south side consists of horizontal aluminum siding above 34" high brick wainscoting. A portion of the aluminum siding was consumed at the origin of the fire, however the 2x4 studs did not suffer any significant damage. I understand that you intend to replace the exterior siding all along the south side of the residence. The fire penetrated the plywood soffit of the covered porch at the southeast corner of the residence and entered the attic space. Note that the trusses cantilever over the south exterior wall to create the south porch roof so that there is no separation between the space above the porch soffit and the primary attic space. From that point the fire spread along the ceiling joists due north of the origin and then up to the top chord of the trusses, and finally it spread to the west along the underside of the roof ridge. I understand that firefighters penetrated the west gable of the attic (at the end of house opposite the source of the fire) and suppressed the fire entirely with foam. There was no evidence of water damage other than at the very east end of the residence. The extent of the fire damage is most severe at the east end of the structure, and the damage lessens as one moves to the west away from the source. The damage to the roof and truss top chords was so extensive at the east end of the residence that the remnants of those elements had been removed from the site and plastic tarps had been placed to weather-proof the residence. This area of most extensive damage occurs above the east end of the living room. In plan, the area measures approximately 8'-0" east -to -west by 14'-O" north -to -south. The ceiling joists in this area are partially consumed and need to be moved and replaced. As one moves to the west away from the source the ceiling joists are either undamaged or simply charred. The truss top chords are charred to a lesser degree as one moves to the west. A series of repair p details which are coordinated with the roof framing plan are also enclosed with this report. Upon completion of the repairs the roof will be able to safely support a snow load of 40 PSF. Note that the repairs extend throughout the roof to include roof trusses which suffered relatively little fire damage. This is primarily to upgrade the existing trusses to safely support a snow load of 40 PSF. The porch roof on the east side of the primary residence is not in good condition. The 2x4 rafters and 4x4 edge beams are both undersized for the given spans and snow Toad. The rafters have suffered some fire damage and the edge beams exhibit excessive deflection. I understand that this porch roof will be removed. I understand that you intend to perform most of the roof repairs yourself. Material costs for the repairs have been estimated as follows: $1000 for plywood roof sheathing and gusset plates. MCA (;',t -.1.) $1500 for truss framing members. $200 for accessories $1500 to $5000 for roofing materials depending upon the extent of roof to receive new roofing. Please be aware that this report is limited in scope to those conditions which are readily observable and related to the building structure.
