You will find attached to this report building plans and elevations which both reflect the existing building as constructed and also reflects areas of suggested modifications to the structure to meet minimum design loading requirements of the Uniform Building Code. EXISTING CONDITIONS As of December 11, 1998, we noted the following with regards to the existing building construction: 1. The building is a two-story, wood -framed structure built on a slab on grade foundation. 2. The building is constructed of 2 x 6 exterior stud walls with studs being spaced at 16" on center. 3. The upper floor in the building is framed at 2 x 8 joists spaced at 16" on center. Mid -span blocking is provided for the joists. 4. Anchor bolts have been provided in the foundation tying the 2 x 6 stud walls to the slab on grade foundation. Anchor bolts are '/2 " diameter spaced at 48" on center. 5. Three-quarter inch oriented strand board decking has been provided as the deck structure spanning between the 2 x 8 joists for the upper floor. 6. The upper floor is supported with a post/beam construction at mid -span. The beam consists of a 2 -ply 2 x 8 with 3/4" OSB center strip construction. The beam is supported by two posts (of same construction) and a stud pack in a perpendicular partition wall below. 7. Floor joists are framed to the beam using face mount hangers. At the edges, the floor joists are attached to a 2 x 8 ledger using face mount hangers. The ledger is attached to the stud walls in a balloon frame using two 16D nails per stud in the attachment from the ledger to the stud wall. CA 026- on rice deems December 15, 1998 Mr. David Small Page 2 8. All window and door headers are constructed of a 2 -ply, 2 x 8 construction. 9. The exterior deck is constructed of 2 x 6 joists spaced at 16" on center. 10. Deck joists are supported by a ledger at the face of the building and a 2 -ply, 2 x 6 beam supported by 4 x 4 posts. 11. The eaves and rake overhangs have a 2 -foot dimension. 12. A metal roof is provided over a '/x" oriented strand board (OSD) deck over 2 x 10 rafters spaced at 24" on center. Rafters are attached to the exterior stud walls with Simpson Hurricane clips. 13. Shear panels (plywood) have been provided at mid -length of the building and at each corner of the building. 14. The east porch roof consists of 2 x 4 rafters spanning 10 feet and spaced at 16" on center. A 24" eave has been provided. Rafters are framed to the building with a ledger. Rafters are supported at the east end using a 2 -ply 2 x 6 construction with a %Y " OSB center strip. The beam is supported by 4 x 4 posts at 10' on center. 15. Drainage conditions around the building are poor, as this item of construction has yet to be completed. 16. The foundation is reinforced concrete with a thickened edge. The thickened edge is 18" deep and consists of reinforcement being two #5 bars continuous around the perimeter. 17. The building is to be completed with 8" cedar lap siding. Regarding our analysis for the building, please note the following: 1. The roof rafters are 2 x 10 spaced at 24" on center. When evaluating the roof iiveload of 40 lbs/SF, these rafters are stressed to 97.3% of their capacity. This obviously assumes that the observed materials used in the construction of the rafters is #2 Doug Fir Larch. 2. The floor joists are 2 x 8's spaced at 16" on center. In evaluating the floor joist against a 40 lbs/SF iiveload, the floor joists are stressed to 81.9% of their capacity. Their ultimate iiveload capacity for the floor joist is 51.9 lbs/SF. 3. The ridge beam supporting the roof rafters at mid -span is constructed of what initially appears to be a 4 -ply 2 x 8 construction. However, closer review of the detail effectively limits the ridge beam to a 2 -ply 2 x 8 construction. This is SCHMUESER GORDON MEYER, INC December 15, 1998 Mr. David Small Page 3 because the exterior laminations of the 4 -ply construction is interrupted by the rafter attachment itself and the exterior members serve more as blocking than as a vertical load carrying member. Given the 2 -ply effective construction, the ridge beam is stressed to 265% of its capacity. Thus, the ridge beam needs to be upsized for the current spans. To accommodate the current spans, adding a minimum of 2 -ply 2 x 10 construction to the existing construction will be necessary. 4. The floor joists are supported by mid -span by a 2 -ply 2 x 8 floor beam with a 3/4" plywood strip sandwiched between the 2 x 8's. Based upon a 40 lbs/SF liveload, the floor support beam is stressed to 212% of its capacity. This beam will also need to be upsized for the current spans. To upsize for these current spans, an addition of a 3 -ply 2 x 10 construction needs to be added. 5. The porch roof consists of 2 x 4's spaced at 16' on center. Given the span condition for the porch roof, the 2 x 4's are stressed to 222% of their capacity. To address this deficient capacity, one would need to sister a 2 x 6 rafter to each of the 2 x 4 rafters to make up the deficiency. On their east end, the rafters for the porch roof are supported currently by 2 -ply 2 x 6 construction with a Y2" plywood strip sandwiched between the 2 x 6's. This current configuration is stressed to 284% of capacity, against a 40 lbs/SF liveload. Therefore, this member also needs to be upsized. The upsizing of this member will need to be accommodated with a minimum 2 -ply 2 x 10 construction. 7. The deck joist located on the west end of the building are constructed of 2 x 6's at 16" on center. Against a 40 lbs/SF liveload, the deck joists are stressed to 66.1 % of capacity. The deck support beams are constructed of a 2 -ply 2 x 6 construction. Given the spans provided with the deck support beams, these beams are stressed to 98.9% capacity against the 40 lbs/SF liveload. 8. The window/door headers have, in their worst case, a six-foot span. Given this span condition and the 2 -ply 2 x 8 construction observed, the window/door headers are stressed to 85.2% of their capacity. 9. The garage door header is constructed with an eight -foot span. Also, this garage door header is constructed of the 2 -ply 2 x 8 construction. Given this construction and span condition, the garage door header is stressed to 151% of its capacity. Therefore, the garage door header will need to be upsized accordingly. To upsize the garage header, we would recommend that a 2 -ply 2 x 6 plate, laid flat across the top of the existing header be provided. This construction must be glued and nailed to the top of the existing header. 10. In evaluating the foundation for the structure, it appears that (based upon photos presented) the thickened edge also has a 12" to 16" bottom width. Given this configuration and Iiveloads being 40 lbs/SF and the floor being 40 SCHMUESER GORDON MEYER, INC. December 15, 1998 Mr. David Small Page 4 lbs/SF, the amount of pressure delivered to the existing soils is approximately 850 lbs/SF under the 16" width sections, while it climbs to 1 100 lbs/SF under the 12" width sections. It has been our experience in the past that, typically, silty clay soils such as were observed on site, an allowable soil bearing pressure would be on the order of 1500 to 2000 lbs/SF. The total delivery pressure above does not appear excessive for the on-site soils observed. One concern noted, however, is the fact that poor drainage has been identified on the site and the existence of a foundation which does not extend below frost levels. In these conditions, particularly with a shallow foundation system, it is paramount that adequate site drainage be provided. Under the existing configuration, we would anticipate that water could be trapped on the north side of the residence and during freeze/thaw periods throughout the year, foundation soils under the thickened edge would be subjected to frost heaving. This would have a dramatic negative effect upon the finish work, once completed, for the building. We would recommend that foundation insulation be provided for the building around the perimeter. The foundation insulation should consist of 2" blue board rigid insulation extending a minimum of four feet from the face of the foundation horizontally. Drainage should be maintained away from the building such that a minimum of 6" in fall in five feet is obtained. Once the drainage away from the building has been established, we would recommend that inlets and subsurface piping be provided such that water (particularly on the north side of the building) is collected and discharged away from the building (to the south side). The concept with a shallow frost protected footing is only effective given the provision of protecting the soils from freezing and, also, assuring that surface water does not inundate the bearing soils. As you can tell from the review of the body of this report, we have addressed this building from a structural standpoint. Other issues related to the Uniform Building Code, such as adequate ingress/egress, ventilation, lighting, finishes, etc., are typically reviewed by the Garfield County Building Department and, once the Building Department obtains the attached plans for review, they will accordingly be able to review and comment on these various issues.
