A. Zonins Pursuant to Section 3.04.03: a two (2) family dwelling requires a special use

permit. The applicant has received conditional approval of the special use permit
and is now attempting to meet said conditions. The applicant has compliod with
Section 6:00, Amended and Correcrcd Plats, of the SuMivisions Regulations

rV. SUGGESTED FINDINGS
l. That proper public notice was provided as required for the meeting before the Board
of County Commissioners;
2. That the meeting before the Board of County Commissioners was extensive and
complete, that all pertinent facts, matters and issues were submitted and that all
interested parties were heard at that meeting;
3. That for the above stated and other reasons, the proposed ameneded pl41 is in the best
interest of the health, safety, morals, convenience, order, prosperity and welfare of
the citizens of Garfield County;
4. That the application is in conformance with the Garfield County ZoningResolution
of 1978, as amended and Section 6:00 of the Subdivision Regulations of 1984;

1. In order to protect the best interest of the health safety, morals, cowmience, order,
prosperity andweWe of the citizens of Garfield County:
That all representations of the applicant, either within the application or stated at the
meeting before the Board of County Commissioners, shall be considered conditions
ofapproval;
2. Pursuant to Section 6:00 of the 1984 Garfield Comty Subdivision Regulatiotx:
That the amended final plat shall be signed and dated by the County Surveyor, then

signed and dated by the Chairman of the Board and recorded within the Clerk and
Recorder's Office of Garfield County within ninety (90) days;

That the following plat notes shall be included on the final plat:
o The minimum defensible space distance for structures shall be thirty (30) feet on
