D. 19 82 , there were present: Larry Velasquez Flaven J. Cerise Eugene Drinkhouse Earl G. Rhodes Leanne Cleland( Deputy when the following proceedings, among others were had and done, to -wit: RESOLUTION NO. 8 2 - 0 3 , Commissioner Chairman , Commissioner , Commissioner County Attorney Clerk of the Board A RESOLUTION CONCERNED WITH THE APPROVAL OF A FINAL PLAT FOR CASA DEL MONTE SUBDIVISION WHEREAS, Don and Herbert Sillivan have filed an application with the Board of County Commissioners of Garfield County for the approval of a final plat for the herein described propoerty in the unincorporated area of Garfield County; and WHEREAS, a public hearing was held by this Board on the llth day of November, 1981; and WHEREAS, based on the evidence, testimony, exhibits, study of the master plan for the unincorporated area of the county, comments of the Garfield County agencies, and comments „from all interested parties, this Board finds as follows: 1. That proper posting, publication and public notive was provided as required by law for the hearing before the Board. 2.. That the hearing before the Board was extensive and complete, that all pertinent facts, matters, and issues were submitted and that all interested parties were heard at the hearing. 3. That the proposed subdivision of land is in ccmplfiance with the roonTmc.n.inti nnc s?t forth in the master plat for the unincorporated area of the county. 4. That all data, surveys, analyses, studies, plans, and designs as are required by the State of Colorado and Garfield County have been submitted, reviewed, and found to meet all sound planning, and engineering requirements of the Garfield County Subdivision Regulations. 5. That the proposed subdivision of land conforms to the Garfield County Zoning Resolutions. 6. That for the above -stated and other reasons, the proposed subdivision is in the best interest of the health, safety, morals, convenience, order, prosperity, and welfare of the citizens of Garfield County. NOW, THEREFORE BE IT RESOLVED.that the Final Plat of Casa Del Monte Subdivision for the following described unincorporated area of Garfield County be approved, and the Chairman be authorized to enter the proper executions on the final plat thereof and the subdivision improvements agreement thereto: ATTEST: A parcel of land situated in the N1SW14 of Section 2, Township 6 South, Range 89 West of the 6th Principal Meridian, Garfield County, Colorado described by Document No. 192074 as filed in the Garfield County, Colorado records, lying southerly of the southerly right-of-way line of Highway 6 & 24, Federal Aid Project No. 240 J. westerly of the westerly line of Document No. 139228 as'filed in the said County records, northerly of the southerly line of said N12SW1/4, and northerly of the northerly high water line, more or less, of the Colorado River, said parcel of land is more fully described as follows: Beginning at a Brass Cap Highway right-of-way Marker of said Highway being a point on the North-South Centerline of said NI1SW4; whence an iron pipe with a brass cap properly marked for the Witness Corner to the West Quarter Corner of said Section 2 bears: N.52°21'02"W. 1,508.81 feet; thence along said right-of-way line, 49.80 feet along the arc of a curve to the left, having a radius of 623.00 feet, the chord of which bears: N.82 37 51 E. 49.79 feet; thence N.80°20'27"E. 652.15 feet; thence leaving said right- of-way Line, S.00°26'10"E. along the westerly line of said Document No. 139228, 683.01 feet to a point on the southerly line of said NZSW4; thence N.88°42'10"W. along the southerly line of said N12SW4, 708.31 feet, more or less, to a point on the North-South Centerline of said N1SW4, said point being within the Colorado River; thence N.01°06'27"E. along said Centerline, 222.87 feet, more or less, to a point on said high water line; thence more or less along said high water line, N.63°39'14"W. 121.78 feet; thence N.60°31'04"W. 114.42 feet; thence N.54°47'34"W. 165.16;thence N.41°10'07"W. 81.00 feet; thence N.28°02'54"W. 66.97 feet; thence N.43°47'29• 145.68 feet; thence N.17°29'28"W. 127.90 feet; thence N.04°06'22"W. 18.17 feet, more or less, to a point on said right-of-way line; thence along said - .right -of -way line, 630.57 feet along the arc of a curve to the left, haviltg a radius of 643.00.feet, the chord of which bears: 5.64°05'12"E. 605.61 feet= to a brass cap right-of-way marker; thence N.54°23'12"E. 37.75 feet to a brass cap right-of-way marker on the North-South Centerline of said N1/2SW4, the point of beginning. uty Clerk of the Board BOARD OF COUNTY CONNISSIONERS GARFIELD COUNTY, COLORADO Chairman Upon motion duly made and seconded the foregoing Resolution was adopted by the following vote: Larry Velasquez Aye Flaven j.
