RE: PARCEL CREATION - McDowell Parcel

As we have discussed, Garfield County records did not provide a dehnitive date for the creation
of Mr. McDowell's parcel outside of Glenwood Springs. On February 18, 1994, Mr.
McDowell provided this oflice with additional documentation regarding the date of creation
for the parcel in question.
In short, the documentation submitted by the applicant (attached) indicate the parcel was
created by "exclusion", i.e. it was created by the conveyanc€ of an adjacent parcel ofland. Note
that the sale of the property, April 10, 1969, pre-dates any subdivision regulation in Garheld
County. Stalfhasreviewed theattacheddocuments, andagreeswithMr. McDowell's findings.

my lot, Book 440, Page 327,
2) Survey of my Iot.
3) Copy of assessors' *rp.
4) Neighbor's deed is recorded Book 860, Page 697. Asketch is attached showing the description of theirproperty.
