I have discussed the installation of the fire sprinkler and fire alann systems with the owner Mr. Art Rothman. My comments to you are regarding the construction "trade offs" allowed by the codes for buildings with automatic fire sprinkler systems and also the fire alarm and smoke detection requirements of the building. In reviewing the "trade offs", I referenced the NFPA 101, Life Safety Code for new hotels. Sprinkler System 1. Installation of the sprinkler system to be in accordance with 1994 UBC Section 904 and NFPA 13R, Standard for the Installation of Sprinkler Systems in Residential Occupancies. Note: In order to use the construction "trade offs" allowed by the codes exceptions 1,2 & 3 for the locations of the sprinkler heads in NFPA 13R Sec. 6-2 will not apply. 2. Reduced requirements for draft stopping per 1994 UBC Section 708.3 may be applied. 3. I referenced NFPA 101, Life Safety Code regarding separation requirement for guest rooms in new hotels. NFPA 101 Sec.16-3.6 allows for a reduction from 1 -hour to 'A -hour when sprinklers are installed. This would especially apply to the existing guest room ceilings. Fire Alarms 1. Single station smoke detectors to be installed in each guest room. "Single station detectors shall not be connected to a fire alarm system" 1994 UFC Sec. 1007.2.9.2 2. A separate fire alarm system need not be provided when the building is protected by automatic fire sprinklers. 1994 UBC Sec. 310.10 Please call if you have any questions. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book Is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project.
