The 5.05-acre property is located outside of Carbondale, in an area where OWTSs and wells are necessary. Legal Description: Section: 36 Township: 7 Range: 88 Subdivision: ROARING FORK PRESERVE Lot: 2 Parcel ID: 239336219002 SITE CONDITIONS The property is currently undeveloped. A 4-bedroom, single-family residence and two detached auxiliary studio units are proposed. A well has been drilled and will serve potable water to the structures. This well is located to the e~at of .·. the proposed main residence and will be located greater than 100-feet from the proposed soil treatment area (STA) and greater than 50-feet from the proposed septic tank. An irrigation ditch exists on the property to the south of the proposed development. This ditch is greater than 50-feet from any OWTS component. The property is relatively flat, and slopes slightly to the north toward the Roaring Fork River. There are no potential future land use changes or bedroom additions planned for the property. SUBSURFACE The subsurface was investigated on June 29, 2016 and then again on August 17, 2016. Four soil profile test pit excavations (Test Pits) were observed. A visual and tactile soil analysis was completed by Carla Ostberg at the time of excavations.1 1 Carla Ostberg holds a Certificate of Attendance and Examination from the CPOW Visual and Tactile Evaluation of Soils Training. Page2 Test Pits #1 and #2 were observed on June 29, 2016 and Test Pits #3 and #4 were observed on August 17, 2016. The materials encountered in the Test Pit #1 consisted of 1.5-feet of sandy topsoil, undertain by gravel and cobbles to a maximum depth explored of 6-feet. Groundwater was observed at 4.5-feet below grade; however, there was evidence that groundwater could fluctuate as high as 2-feet below native grade. A tactile analysis of the topsoil was taken from Test Pit #1 at 1-feet below grade. The soil formed a baU, but did not form a ribbon. Soil structure shape was single grain. soil structure grade was loose, and consistence was loose. The materials encountered in the Test Pit #2 consisted of 1.5-feet of sandy topsoil, undertain by gravel and cobbles to a maximum depth explored of 5-feet. Groundwater was observed at 4.5-feet below grade. The materials encountered in Test Pits #3 and #4 consisted of sandy topsoil , under1ain by gravel and cobbles to a maximum depth explored of 8-feet. Groundwater was observed at 6-feet in Test Pit #3 and 7-feet in Test Pit #4. We estimate high seasonal groundwater at app roxi mately 2-feet bel ow native grade. Soils in the area of the proposed have been classified as So il Type 0. Sand fi lter media, mounded above grade, will be required. STA sizing is based on Sand Fi lter media. A tong term acceptance rate (LTAR) of 1.0 gallons per square foot will be used to design the OWTS, in accordance with Garfield County On-Site Wastewater Treatment System Regulations. adopted April 14. 2014. Test Pit#1 (Observed June 29, 2016) (' Page 3 Page 4 DESIGN SPECIFICATIONS Design Calculations: Average Design Flow= 75 GPD x 2 peopre/bedroom x 3 bedrooms+ 75 GPD (4tti bedroom)= 525 GPO L TAR= 1.0 GPO/SF 525 GPO / 1.0 GPO/SF = 525 SF 9' x 59' mounded sand filter The OWTS design is based on 4-bedrooms. An average daily wastewater flow of 525 GPO will be used . The two auxiliary studios will contain pl umbing and will be u tilized by residents of the property. No additional design flow has been calculated for the two studios. The system installation witl include a 1500-gallon, two-compartment concrete septic tank with an H-20 rated fi d due to high seasonal groundwater and an Orenco® Biotube Pump Vault and an Orenco® PF5005 pump in the second compartment of the septic tank. The floats should be set to dose approximately 90 gallons each pump cycle. The control panel for the pump must be located within line of sight of the septic tank. We recommend Valley Precast out of Buena Vista be contracted for start up of the pumping system . The location of the septic tank must be determined by elevation of the sewer lines exiting the structures. This office must be contacted upon determination of the desired location of the septic tank. At that time, we will verify proper pump specification based on elevation of th e septic tank installation and distance to the ST A Effluent will be pressure dosed through a 1.5-inch diameter pump line to a mounded, 9' x 59' unlined sand filter. The excavati on for the sand filter wi11 extend 1-foot below grade. The mound will con sist of a minimum of 3-feet of sand filter material, extending 2-feet above native grade. Sand filter material must be clean, coarse sand , all passing a screen having four meshes to the inch. The sand mu st h ave an effective size between 0.25 and 0 .60 mm. The uniformity coefficient must be 4.0 or less. Material meeting ASTM 33, for concrete sand, with one percent or less fines passing 200 mesh sieve may be used. Pipes used to disperse the efflu ent must be surrounded by washed coarse screened gravel or crushed stone. All of the gravel or stone must pass a 2 %-inch screen and must be retai ned on a %-inch screen . The manifold must be 1.5-inches in diameter. Laterals must be 1.5-inches in diameter with 5/32-inch diameter orifice holes facing down, spaced 3-feet on center. Each 1.5-inch diameter lateral must end in a sweeping ell facing up with a ball valve for flushing. A soil separation fabric should be placed over the gravel layer followed by approximately 1-foot of topsoit or other suitable soil able to support vegetative growth. Page5 The mound must have a minimum 3:1 slope (horizontal:vertical); therefore, the basal area will extend 9-feet beyond the sand filter on all sides. Soils in the sloped perimeter areas of the mound must be well draining and able to support vegetative growth. This soil must be approved by this office prior to Installation. The mound must be crowned in a manner to promote drainage off of the STA. The component manufacturers are typical of applications used by contractors and engineers in this area. Alternatives may be considered or recommended by contacting our office. Construction must be according to Garfield County On-Site Wastewater Treatment System Regulations, the OWTS Permit provided by Garfield County Building Department, and this design. REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irritation shall be placed over the STA. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo-fabrics or plastics should not be used over the absorption area. No heavy equipment, machinery, or materials should be placed on backfilled STAs. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and hann a ST A. If an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. If the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non-biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high water conditions and shall be connected to a control breaker separate from the high water alann breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Page6 Excavation equipment must not drive i n excavation of the STA due to the potentia• t o compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3-inch. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing , as applicable. must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation . LIMITS: The desig n ts based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. AH OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The contractor should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working . Licensing of Systems Contractors may be required by county regulation. Please call with questions. Using a Pump Curve A pump curve helps you determine the best pump for your system. Pump curves show the relationship between flow (gpm or Usec} and pressure (total dynamic head, or TOH), providing a graphical representation of a pump's optimal performance range. Pumps perform best at their nominal flow rate -the value, measured in gpm, expressed by the first two numerals in an Orenco pump nomenclature. The graphs in this section show optimal pump operation ranges with a solid line. Flow flow rates outside of these ranges are shown with a dashed line. For the most accurate pump specification, use Orenco's PumpSelect"' software.
