HiJackie,
Thanks for sending over the draft Tipping Subdivision Road Split Exemption Plat. Here are my initial comments on the
proposed Road Split Exemption for the Tipping Subdivision Lot 2:
- lnclude the following Plat Note (From Tipping Subdivision Exemption): RESTRICTION ON USE. Road Spit
Exemption Lot _ of the Tipping Subdivision Exemption Lot 2 has been creoted without providing evidence of
legol, physicol, or adequote source of woter. ln the event o Lot owner seeks County opproval of o lond use
requiring woter or a building permit for o structure requiring woter, the Lot awner will be required to
demonstrate, in compliance with the lJnified Lond L)se Resolution, as the some may be omended or reploced
from time to time, that provision hos been made for adequote water to serve the proposed use or structure.
- Amend the Title to: Public / County Rood Split Exemption of the Tipping Subdivision Exemption Lot 2. Per our
Code, an Amended Final Plat (which cannot create any new lots) is a separate process from the Public / County
Road Split Exemption.
- Modify the purpose under the title to read: " The purpose of this Public / County Road Split Exemption is to
create Lot _ from the Tipping Subdivision Exemption Lot2"
- To pursue the process that was scoped by Tamra on September 2,20!5 and October 26,2O15 (Public / County
Road Split Exemption), then all Lot boundaries need to be along existing roadways which prevent joint use of the
property. ldentified Parcel L and 2 cannot (for the realigned road) be approved as a part of this process. Once
"Parcel 3" is created, then a separate conveyance for the new roadway will need to be conducted. However, this
conveyance is not able to occur as a part of the Road Split Exemption process. As a result, please remove
identified "Parcel 1" and "Parcel 2" from the Plat. This will presumably result in a new Lot number for identified
"Parcel 3".
- The vicinity map contains color. Because all color turns black at the time of recording, all contents of the Plat
need to be as close to black and white as possible with minimal grey scale.
- ls there a lienholder (mortgage) on the Tipping Lot 2? lf there is a lienholder on the property, then a separate
lienholder certificate needs to be added to the plat, lf this certificate is needed, I can provide you with that
certificate language.lf there is not a lienholderon the property, please be sure to state so in the application.
- Amend the Surveyor's Certificate to remove reference to "Amended Final Plat". Replace "Amended Final Plat"
with "Public / County Road Split Exemption"
