LAND SURVEYING
On October 215`, 2016 High Country Engineering Inc. visited your property to evaluate the
shared driveway that crosses State Lands leading to both your property at 4784 County Road 312
and to the adjoining property at 4786 County Road 312.
The driveway currently provides access to the two (2) single-family residences. Additionally, an
Accessory Dwelling Unit (ADU) is proposed for your property. The combined number of
residences utilizing the driveway would be three (3).
According to Trip Generation, 6th Edition, published by the Institute of Traffic Engineers,
Single Family Detached Housing generates 9.57 Average Daly Trips (ADT) The three (3)
residences, combined would generate approximately 29 vehicle trips per day.
According to the Roadway Standards tabulated in Table 7-107 of the Garfield County Land Use
(Development Code (LUDC), driveways having ADT from 21 to 100, are classified as "Semi
Primitive."
High Country Engineering has researched the geometrics of the driveway as defied on the
attached 30' Access Easement Description. prepared by High Country Engineering. December 6,
2006.
High Country Engineering has also taken measurements of the existing driveway, and made
comparisons to the County standards. A summary of the Semi Primitive driveway standards,
measurements and comparisons are tabulated in the following table

Reportedly, the steepness of the driveway near the County road 312 is a result of the repaving of
County Road 312, in 2014, and the repaving made the roadway higher, and as a result made the
driveway connection steeper over a short distance A waiver may be necessary to allow the 16
percent grade However this steep portion is relatively short, about 50 feet in length, and is
adjacent of County Road 312 where vehicle speeds are relatively low.

Reportedly, the adjoining property at 4786 County Road 312 was issued a Building Permit for
construction Perhaps a driveway study was performed for the neighbor's Building Permit. If
so, Garfield County may have already approved current driveway configuration, as part of that
Building Permit approval.
We understand that no changes are to be made to the existing driveway and a waiver will be
requested form the County, if necessary, in order to keep the driveway unaltered,
