We are currently living in this home while we are buitding our new home at the opposite end of our 5.23 acre AARD zoned property. We intend to lease this ADU to help offset the cost of our mortgage. Itwill be rented for a minimum of a 6 month lease, preferably to a local family. There are two separate existing entrance driveways to our property at oppposite ends of the street front of our property. The ADU will have its own separate entrance from Cowen Drive and will not be shared as we have another existing entrance from Cowen Drive. There are no other driveways directly accross Cowen Drive from our driveways. The home already has electric, gas, phone, cable, water and sewer as infrastructure. The immediate area surrounding the home is mature and includes very large pines, evergreen shrubs, and fruit trees. Submittal Requirement 2 Detail the amount water use and/or any wastewater treatment use 1. The existing structure water use is around 51000 to 61000 gal per month. See enclosed Town of Carbondale Water bill. 2, Wastewater treatment is handled by the Town of Carbondale. See enclosed water and Sewer bitt for structure. Re: Accessory Dwelling Unit (Existing Manufactured Home) for Kent Jones, 554 Cowen Drive, Gar.field County, CO. As requested by Mr. Jones, on July 13,2006,I performed a structural inspection of the noted structure. In plan, the building measures approximat ely 26' -0" north to south by 60'-0" east to west. The structure is an existing, double wide, manufactured home constructed on a crawl space foundation The perimeter foundation walls are cast-in-place, continuous concrete walls bearing on continuous concrete footings. The steel 'frame' beams of the manufactured home are supported on concrete masonry unit (CMU) piers with cast-in- place concrete footings. All footings bear on competent, stable bearing soils. The foundation system is a 'permanent' foundation as defined by HUD's "permanent Foundation Guide for Manufactured Housing." The original roof system has been over-framed with a second framing system consisting of rough sawn rafters spaced at 16" on center.
