A site visit was conducted. The site is very private and from the ADU located only
residences across the Roaring Fork River can be seen. The ADU will not block views for
other residences. The Roaring Fork Purchase Trust owns the adjacent lot to the North'
Residence to the south cannot be seen from the ADU site'
I would suggest APProval.
Road and Bridge has responded and stated they have no comments-

HiDavid,
I wanted to discuss with you the impact of the overall Prehm Ranch project consisting of approximately'190 total acres (that is, 5 x 35 acre lots, 3 x 4 acre lots +/-) has on tuttitting the objectives of thecomprehensive plan in terms of density. That is, Prehm Ranch is a unifief proleciwith many acres ofeasements for common areas running across all the propefties, for the use and benefit of elch lot.
My understanding is that the comprehensive plan would consider the project as a whole, and not just anindividual parcel within the projegt,for purposes of satisfying the goals of density, etc. l,ve done someresearch on calculations. for another project, and how dehsily wai determined, ind given this research Iwould syggest that the.density. of units per acre in the Prehm Ranch project is'appro"ximately 1 unit foreu-ery 12 acres (assuming each ol the B lots has a main residence adO an ADU), ie, 1g0 acres divided by16 units equals 11 .875 acres/unit. This would more than satisfy the objectives oi tne ptan.
