NOW, THEREFORE, BE IT RESOLVED by the Commissioners of Garfield County.,
Colorado that a Conditional Use permit be and hereby is authorized
permitting the use of the above described tract of land for a mobile home
as.an accessory use to a ranch operation.upon the following -:specific
.conditions:
1) That the use of t he tract of land comply with ail regulations of
Garfield County relating to the location and use of a mobile
home.
2) The applicant shall make application for the required County
building and sewage disposal permits prior to issuance of the
land use permit for the mobile home. The building, sewage
disposal and land use permits shall be issued simultaneously,
3) The 'individual sewage disposal system and water supply system
shall be available prior to occupancy of the mobile home.
4) Skirting, around the mobile home shall be securely in place within
60 days after placement of the mobile home. No storage shall be
allowed underneath or outside of the structure. The building
official may require ti,e downs in areas.subject to high winds.
5) That .the mobile home make., year, list.price/new purchase price
and serial number be submitted to the Planning Section prior to
issuance of the Conditional Use permit
6) The Conditional Use permit shall be valid for a period of one
hundred twenty days from the date of issuance thereof unless
construction or use has commenced within this specified period,
the permit shall. expire.
7) The mobile home shall be placed on a permanent concrete or
masonry footer.
8) The applicants shall have 1.20 clays from the date of the
Resolution of Approval to meet all conditions set forth in the
Resolution
9) The applicant shall obtain a County Driveway Access permit, if
necessary.
10) All representations of the applicant, either within the
application or stated at the hearing before the Board of
Commissioners, shall be considered conditions of approval.
11) If the spring is used rather than the existing well then the
applicant shall submit evidence of agreements providing for
easements allowing: Proper access, maintenance, and watt:- lines
to the spring. In addition, the applicant shall also provide
documentation of his water, rights of the spring. -
